<div class="bbWrapper"><b>My Rentals:</b><br /> <br /> I have one that we&#039;re working on and one where the tenant is still moving out. Both are a mess and it&#039;s going to take time and money to put them both back in shape. It&#039;s all part of the cycle and the cost of doing business.<br /> <br /> <b>My On-Site Rehab:</b><br /> <br /> We&#039;ve been working on the second one. The first one is sitting while we try to beat the cold weather on the second.<br /> <br /> The second project has the ditches dug for electrical and natural gas services. The electrical wire is laid in its ditch. The gas line is laid and the tracing wire is in place. That work was done last Friday. I don&#039;t know if we&#039;ll get them buried before the heavy snows come. I&#039;ll get the electrical meter set as soon as we get a new electrical panel installed in that unit. Natural gas must wait until we have at least a couple of appliances in place to have it turned on. That means no central heat for a while. And we must have the unit skirted to turn on the heat anyway. That&#039;s my requirement because the heat will escape and I&#039;ll be heating the great outdoors. In the meantime, we can use a portable propane space heater inside so we can work in there. We&#039;re building frames for the skirting. I don&#039;t know if we&#039;ll beat &#039;Ol Man Winter on that part of the job. It&#039;s that time of the year.<br /> <br /> <b>My Off-Site Rehab:</b><br /> <br /> I went over this morning and we figured out the cabinets and folding table for the laundry area. We don&#039;t have a lot of room in that space, but we figured out a plan. That space is at the end of the very large kitchen. I think that now we can start getting the materials together to work on the countertop in the kitchen. I must come up with a plan for the countertops so I know what to buy.<br /> <br /> The flooring is going down in the master closet. It will also need cabinets and clothing racks. <br /> <br /> <b>My Piles and Piles of Paperwork:</b><br /> <br /> I just wish all these piles of papers would quit having babies every night when I go home! Every morning the piles appear to be taller and taller -- no matter how much I work on them! Oh, how I hate the paperwork. I must admit, it&#039;s better and easier than it used to be. I have the right office equipment to help with the work. But, I still must listen to books or podcasts while I do the boring parts. <br /> <br /> This week I want to get everything scanned and filed in the computer. <br /> <br /> I want to start on the dictation again for the construction notes. <br /> <br /> We&#039;re getting down to the end of the year. My goal is the same as always. I want to have all the paperwork caught up. That way, during the first week of 2025, I can ask the accounting software to print me the yearly reports. Then I can close out 2024.<br /> <br /> Another thing I can do this week is to order the IRS forms that I will need in January. And I&#039;ll need to update the software that I use to fill those forms out.</div>

That means that we had to pull the kitchen base cabinets, the toilet, the bathtub, the bathroom vanity, the flooring in all of those rooms, the subflooring in all those rooms, and replace the rim joist that supports the exterior wall. Plus we&#039;ve had to replace a bunch of the floor joists and the insulation under the wet subflooring. We&#039;ll be replacing the subflooring, the floor coverings, the base kitchen cabinets, the kitchen stove, and maybe the bathroom vanity. We&#039;ll rerun some of the plumbing. It&#039;s a huge rebuild.<br /> <br /> Why is this work worth the time, expense, and trouble? I will up the rental income by $525 per month when it is ready. The former tenants had been there for years and market rents have gone up -- especially since Covid. With that rent bump, I am happy to make the improvements. I figure the improvements will be paid for in about two years. That&#039;s a 50% return on the investment. <br /> <br /> I have another that I&#039;ve been making the tenant move out. He&#039;s been very slow with his moving. Everything is out of the unit. He&#039;s getting the stuff in the yard. The inside is not bad at all with one exception -- the bathtub is fiberglass and he cracked the bottom of it. How did he do that? The former tenant is a rock hound and he was washing his rocks in the bathtub. So, we&#039;ll replace the bathtub. And life will go on. I have another tenant who is moving over there from the unit where she is living.<br /> <br /> And the beat goes on, and the beat goes on...<br /> <br /> <b>My Off-Site Rehab:</b><br /> <br /> Last week we built tables and shelving for the laundry area. The tables are on hinges and they fold up against the wall for storage and down for use. <br /> <br /> We&#039;re painting the trim and getting ready to do the countertops in the kitchen. We have the kitchen backsplash and the floor coverings to do after that. Then we must finish the closets throughout. It does look a lot better. It&#039;s getting to the point where it&#039;s starting to look &quot;liveable&quot;.<br /> <br /> Our son was working with us. Now he&#039;s found another job working in the oil industry, so he started that job this last week. It will slow us down, but we&#039;re just about done with this project. My husband is going on a hunting trip soon, and that will slow us down as well. I can&#039;t just take the crew over there and finish it because of our other projects. <br /> <br /> I want to put that house on the market this coming spring. I am so ready to be done with it.<br /> <br /> <b>Closing Notes:</b><br /> <br /> It snowed here another foot this week. We&#039;ve been shoving and plowing a lot. The snow had previously melted and frozen into a sheet of ice, so now we have a foot of snow on the ground. It&#039;s beginning to look a lot like Christmas!</div>

<div class="bbWrapper">Here are the things I plan to do to make good progress on my product and on my final goal for the week of November 18 to November 24.<br /> <br /> - I need to find an affordable french illustrator to recreate my brand&#039;s logo and rework its image. <br /> <br /> - Find a way to print the first prototype locally<br /> <br /> - Find a solution for my second prototype (Nothing&#039;s going right, I&#039;ve got to do something), rework it and find a new technology to make it viable.<br /> <br /> - Revise every night<br /> <br /> - find a way to reproduce the first prototype in 10 copies. <br /> <br /> - Be more active on the Fastlane forum and ask questions.<br /> <br /> - Maybe it&#039;ll be for next week or the beginning of next month (because I&#039;ve run out of money) but I need to buy something to customize prototype 1 and enable direct UV printing on it, the rendering must be beautiful and correct otherwise I&#039;ll start again and review the technology I&#039;ve used.<br /> <br /> “Focus on value.” That&#039;s what I keep telling myself.</div>

We had to rebuild the wall at the end of the bathtub and reset the tub. Most of the damaged floor joists are repaired and the subflooring is down. We&#039;re patching the new floor base to get it ready for floor coverings. The sheet vinyl flooring is cut and it was picked up Friday. The floor coverings must be replaced in both bedrooms, living room, kitchen, hallway, and bathroom. Almost all of those rooms had to have the subflooring replaced as well as the layer that goes over that one.<br /> <br /> This week we&#039;re going to start installing the flooring. Hopefully, we can reset the plumbing fixtures.<br /> <br /> The other one needs to bathtub replaced. There&#039;s still stuff in the yard. The former tenant is coming to pick up stuff that he left.<br /> <br /> <b>My Off-Site Rehab:</b><br /> <br /> My husband is away hunting. I have a man painting the interior window and door frames. He&#039;s also doing a bunch of interior caulking.<br /> <br /> <b>My Paperwork:</b><br /> <br /> This week I&#039;m going to focus on getting a lot of the dictation done.<br /> <br /> I want to be ready to close out 2024. I have paperwork to get scanned and filed, forms and spreadsheets to get ready for next year, and general bookkeeping. I can get a lot of work done.<br /> <br /> <b>Notes on this week:</b><br /> <br /> My husband takes this hunting trip every year. I I always spend that week+ doing chores while he is gone. This year I&#039;m little bit more restricted. I fell on the ice in parking lot on Nov. 1st and cracked some of my ribs. So I&#039;ve been down while letting them heal. They are better, but I won&#039;t be doing much physically for a while -- no lifting or heavy work. There are still things I can do as long as I rest between chores. I guess getting the paperwork caught up will be front and center. I can lift a pile of papers.</div>
 
<div class="bbWrapper">Here&#039;s the to-do list for the week of November 25 to December 1<br /> <br /> - the first prototype must be ready<br /> - Test design possibilities with direct UV and Posca markers<br /> - Revise every night<br /> - Complete the design of the new Prototype B and have it tested.<br /> - Find a part-time job for December. <br /> - Find an affordable way to print in injection molding. <br /> <br /> Which brings me to several questions for those of you who do or have done 3D design and printing. <br /> <br /> How do you get the small writings you mark on your artwork to print properly on your printers? These are 2mm extruded writings and I can&#039;t do any more than that, otherwise it would spoil the aesthetics of the part. I use Fusion 360 and every time I finish printing, the writings are illegible. <br /> <br /> I&#039;ve been told that it&#039;ll be easier with a mold into which the component liquid is poured. But injection molding is expensive. Do you have any solutions?</div>

<div class="bbWrapper">I&#039;ll arrange to meet a local estate agent this week for a coffee. It&#039;s just to build a relationship and learn more about the property sector and how my skillset could help them (I&#039;ve a major Irish online brand as a client, and all estate agents seem to follow them).<br /> <br /> I&#039;m restructuring the account for another major Irish online brand from the same company (in the motor sector this time).<br /> <br /> We decided to update our Google Ads script for our own use first. Once it replaces the solution I&#039;ve implemented for our clients then we&#039;ll consider making it available for others to use.</div>
 
<div class="bbWrapper">I&#039;m begining testing ads to send more traffic to my website with the aim of increasing the number of daily subscribers for my newsletter.<br /> The advertising platforms I want to test with are Instagram, Facebook and Google.<br /> Once I&#039;ve decided on the best source of traffic for what I&#039;m trying to do, I can begin to build the spend and test ad variations.<br /> <br /> My aim for this week is to build the landing page and the ad creative and launch the first ad, which will run for a week.</div>
 
<div class="bbWrapper"><b>My Rentals:</b><br /> I have some vacancies for the first time in a long time. I have an application coming today 2 units were vacated over the weekend. I know I can fill them pretty quickly. I&#039;ll get them listed on Facebook this morning. One is where a tenant has moved from a smaller one to a larger one. Yes, we replaced the broken bathtub in the bigger unit so she could make her move. The other is where a tenant moved out without notice. We can have it cleaned today.<br /> <br /> The one we&#039;re doing a lot of work on is coming along.<br /> <br /> The bathroom is just about done. The floor covering is installed. The bathtub is set back in place. The vanity is replaced and the toilet is reset.<br /> <br /> The floor is repaired and the floor covering is down in the back bedroom.<br /> <br /> We&#039;re rebuilding the floor in the kitchen. Then we can put the subflooring down in the kitchen and living room. We&#039;ve got some major work to do on the ducting for the heating system. We&#039;re going to have to fabricate some parts that aren&#039;t available.<br /> <br /> This week, I want to finish the kitchen floor. That is after we get the duct system repaired that runs under that subfloor. After the floor is finished, we can install new lower cabinets and floor coverings.<br /> <br /> <b>My Off-Site Rehab:</b><br /> My husband should be home from hunting this week. So we&#039;ll get started on that project again. I&#039;ve had a man there painting the trim on the interior. I want to put that property on the market this spring. We&#039;re in the middle of the winter, so we&#039;re finishing the interior.<br /> <br /> <b>My Paperwork and Bookkeeping:</b><br /> Last week I finished dictating all the construction notes. They are up to date. This week I want to dictate this week&#039;s notes to stay caught up.<br /> <br /> I also got all the full-sheet receipts scanned on the big scanner. Now I&#039;m working on the cash register receipts on the desktop scanner and the trip logs. I hope to finish the piles of papers on my desk this week. (I just know there&#039;s a desktop under all those piles of paper somewhere.)<br /> <br /> I have started getting the files and spreadsheets set up for 2025. I have a few more to set up.<br /> <br /> <b>Notes on this week:</b><br /> I&#039;m watching 2024 wind down. I&#039;ve had a very busy year. This week I&#039;m going to put my shoulder into getting ready to close out the year-end bookkeeping and the projects. I&#039;ve ordered my forms for January reporting. I have received the kit for January&#039;s water samples for the small community water sample. This week I must make sure I have thought of everything that I&#039;ll need to start the new year.</div>

<div class="bbWrapper"><b>My Rentals:</b><br /> <br /> I got two of the vacancies rented last week. Both are all moved in.<br /> <br /> This week I want to get the other one that is ready, rented. Today I put it on Facebook and I sent out an app. tonight. It&#039;s a very small unit at the bottom of the rental market, so it will rent quickly.<br /> <br /> The one that we&#039;re working on is coming along. We got the vinyl floor covering down in part. The plywood subflooring is almost completed in the rest of the rooms. We&#039;re starting to paint the walls we&#039;ve repaired or built. We need to replace the lower cabinets in the kitchen when the floor repairs are finished.<br /> <br /> I found some parts for the venting system for the central heating system. I had to order some that should be in soon. We&#039;ll have to build some of the parts and pieces in our shop. The new furnace and stack were being installed today. We should be finished with it tomorrow.<br /> <br /> We have been replacing the furnaces throughout my rentals. About 2/3rds have been replaced so far. We want to have the same brand of equipment in the rentals. It makes repairs much easier. We keep extra parts on hand in a kit for &quot;no heat&quot; calls. Heating the rental units is critical since we&#039;re in the Arctic. Sometimes those calls for service are in the middle of the night or on weekends when the parts store is closed. Sometimes parts must be ordered and take a few days to obtain. Having the same brand, and a limited number of models of furnaces installed makes our lives much simpler.<br /> <br /> <br /> <b>My Off-Site Rehab Job:</b><br /> <br /> My husband and I went to town tonight to get more building materials. This week I want to finish painting the interior door and window trims. <br /> <br /> We have overhead lighting to install. <br /> <br /> We have a pile of floor-covering materials for one or two of the upstairs rooms. I must figure out the math to figure out how many square feet we can cover. Then we can figure out where to use it. <br /> <br /> Then I can start choosing the floor coverings for the other areas. <br /> <br /> <b>Notes on This Week:</b><br /> <br /> I&#039;m almost caught up on my paperwork. I spent hours and hours over the last couple of weeks to get it caught up. I have a little bit to go. Even the dictation is done for the construction notes on the different projects. This week I should finish up everything and be up to date. This push is to be ready for the holidays and the end of 2024. <br /> <br /> I must think through all the projects to make sure I have everything under control.</div>
 
<div class="bbWrapper"><b>Last week</b> I wanted to chat to a local estate agent. I swear I&#039;d DMed someone on LinkedIn who agreed to meet but I couldn&#039;t find the DM. <br /> <br /> I DMed an estate agent in my town and they said they&#039;d meet, but in January as they&#039;re up to their eyeballs at the moment. I made a note in my calendar (also linking to the LinkedIn DM conversation!).<br /> <br /> I did DM the CEO of the largest estate agency in Ireland. He&#039;d posted about how his agency was responsible for selling 42% of the €1m+ properties in Ireland this year. I DMed saying I ran ads for a client selling €1m+ properties in Dublin and wondered if his agency had used Google Ads to get new listings. <br /> <br /> He suggested I chat with their Head of Marketing and gave me her name. This week I dug out her email address from the company website and sent an email. I went to send a connection request and noticed I&#039;d already done it and it&#039;s pending. I&#039;ll check later whether the email was opened and maybe ring her to see if she got the email.<br /> <br /> Coming top down is a good way to get people to respond - so long as they open the email (maybe I should have put the CEOs name in the subject line?).<br /> <br /> <b>This week</b> I&#039;ve a few DMs ongoing where people reached out to me. I think it&#039;s from a couple of posts on LinkedIn late last week that have had a bit of visibility and engagement. It&#039;s funny when an agency all the way over in Australia reaches out, to see if they can outsource the Google Ads for themselves as they have been too busy doing client work to get round to it.<br /> <br /> What&#039;s interesting is the other opportunities coming through LinkedIn are actually people who know me from the forum 7+ years ago, or from <a href="https://www.thefastlaneforum.com/community/members/33771/" class="username" data-xf-init="member-tooltip" data-user-id="33771" data-username="@Fox">@Fox</a> &#039;s web design group. I&#039;m not sure what to make of that other than to say LinkedIn is great.<br /> <br /> Our broadband was down for 4 days due to a storm. It&#039;s finally back. I spent a bit of time fiddling with Camtasia offline. I&#039;d like to be able to create a bit more visually appealing portrait videos. It took some effort, but I launched my first Instagram ad with a budget of £4 a day for 10 days. It still has two days to run, and it’s received 124 clicks.<br /> <br /> I decided not to expand the testing to other channels because the clicks weren’t converting to subscribers. I had two subscribers off the first 50 clicks! On checking the website activity using Microsoft Clarity, I spotted several problems with the sign-up process:<br /> <ul> <li data-xf-list-type="ul">Popups appear on the page.</li> <li data-xf-list-type="ul">Too many distractions.</li> <li data-xf-list-type="ul">The double opt-in process isn’t working correctly, and neither are the page redirects.</li> </ul>I fixed some of the issues, and my subscriber count from the ad increased from 2 to 26. It was 27, but someone unsubscribed after downloading the lead magnet. The numbers look promising after the poor performance of the first 50 clicks. I can live with a 30% sign-up rate.<br /> <br /> <b>This Week</b><br /> <br /> The aim is to optimise the website&#039;s signup process to ensure there are no more hidden problems. There’s no point in spending money on advertising until the issues are fixed. Once I’ve fixed the issues, I’ll focus on improving the ad performance and testing another channel.</div>

<div class="bbWrapper">Ok last week there was a lot going on. I got a new apartment, enough to be alone in my world and focus for a while. I had to test a new version for each of my prototypes but it&#039;s still not working. I&#039;m a lot better but still feverish and still on the anti-biotics.</li> <li data-xf-list-type="ul">Saying that, someone introduced me to a recruitment and courses business here in Ireland and we had a chat and they want to signup. The referral came from someone in Rob&#039;s group who connected with me on LinkedIn.</li> <li data-xf-list-type="ul">Someone else via LinkedIn wants to start in Feb.</li> <li data-xf-list-type="ul">I didn&#039;t get a meeting with any estate agents like I&#039;d wanted. The lady I emailed didn&#039;t respond, and I didn&#039;t have Streak installed to be able to check if she&#039;d even opened my email. I&#039;ll send another email this week with the name of her CEO in the subject line.</li> <li data-xf-list-type="ul">I only posted once on LinkedIn but was watching it all week. It was a video and has over 67 hours of watch time, 200+ engagements, etc. It&#039;s been my best performing video and the most dry, which has been interesting.</li> </ul><br /> This week:<br /> <ul> <li data-xf-list-type="ul">Send an invoice to the recruitment/courses business. (Done)</li> <li data-xf-list-type="ul">Send an email proposal to another prospect who wants to signup in January.</li> <li data-xf-list-type="ul">Visiting my mum Wed-Sat, so trying to get on top of client work.</li> <li data-xf-list-type="ul">Our 14 year old wants to get paid to do videos for me. He&#039;s much better at it than I am and I really want to make use of his enthusiasm.</li> </ul></div>

I&#039;ll probably look at it again in a few months and think it needs changing, but it seems to be working well for now. I&#039;m seeing about a 50% reduction in people abandoning a subscription.<br /> <br /> This week, I&#039;ll begin running Facebook ads to gain more subscribers and compare the results with the Instagram ads I ran a couple of weeks back.</div>
