Many of you might remember Bounce from the old Rich Dad forums. I keep in touch with him on a regular basis, mainly just sending jokes etc.
I knew he was in Commercial Properties, and asked him how his vacancy rates were doing recently. I figured he'd be having some issues due to the slowing economy.
Not my old buddy Bounce! If you remember, he used to sell his properties as Rent-to-Own (Lease Option), before he ever bought them. HUD houses, that he'd list as fixer-uppers. But until they were sold (optioned), he wouldn't buy them. Clever guy.
At any rate, he emailed me to let me know what he was doing now, and you'll love it. I got his permission to disclose this, but I'm putting it the the Private Forum, just to keep it a bit more hush-hush.

I own several day care centers.
The state provides free day care for people who make less than 165% of the poverty level.
So, our business plan is to go into the poor areas (where I can steal real estate) and our advertising campaign amounts to putting a sign on the building that says, "FREE DAY CARE, INQUIRE WITHIN."
It's flawless. It's really no different than feeding stray cats. Feed one, once, and tomorrow you'll have every one in the neighborhood looking for free food.
Look, this is one reason I am so against liberal policies. I can see what happens to people when you start giving them sh*t for free. The freebies trap them.
The instant they start getting free day care, they run and tell all their friends. Soon, the entire neighborhood is enrolling their kids. The people who make too much money to qualify have ways of making it look to the state like they make less. They cheat. That's a deal between them and the state - we play no part in that. We only see their kids once the state qualifies them. The state makes it easy to cheat because they want the people dependent - it turns into votes come election time.
As soon as they enroll, they're hooked. They will NEVER try to improve their lives enough to get off the freebies. They will fight to stay under the earnings threshold rather than fight to get over it.
It ruins their f*cking lives.
Yes, I am in this business. Just like a non-gambling owner of a casino, a drug-pusher who doesn't do drugs, or a package liquor store owner that doesn't drink.... I know enough to make money on it without becoming entrapped by it.
I watch what it does to the people though. It holds them down. These people WILL NEVER strive to become millionaires. They will do the opposite. They will STRIVE to stay under 165% of the poverty level. It's a mental sickness that's brought on by the desire to get something for nothing.
Once the state starts handing that sh*t out, THEY THEN have something to hold over the people for their votes. "Either vote for us or the other guys will take your goodies away!"
The democrats are running the table this election season. That does nothing but make my financial position stronger. It's f*cking sad, however because the people lose. They're just not smart enough to understand it.[
