And you'll need to use public transportation to get there. No unnecessary CO2 emissions.
No exhaling either. That's just more CO2. Breathe in and hold it until you're done with your meal. IDK, figure it out!

BTW, I like your new signature. Reminds me of when I was on swim team... I was telling my buddies they should join a club - the after school kind - for the better (harder) training and extra coaching and tips.

They said "mannnn that's what the fancy kids do. I can beat them without all that extra help! Just me and my raw skill!"

But like your quote says, "nobody cares, work harder." The times at the end of the race don't say "*Note - this person just started swimming yesterday" or " *Note - this person has a shoulder problem" - all it says is first place, second place... last place.

Funny you should mention that. The senior citizens are in Chinada right now discussing how to save the planet. They have a fleet of SEVENTY FIVE vehicles to support that mental patient as they drive all over blocking streets and causing chaos. At least we are in good hands right?

I saw a minute of the footage and the Biden's with whoever they were with in Canada sound like a couple of 90 year old grandparents rambling in a living room between naps who have no idea what is going on in reality.

I googled in Chinese but didn’t find any information. There are some Chinese content creators talking about it but likely they read the English version.

I tried to find the book in Spanish for my niece several years ago but could not find it, so I had to settle for Pabre Rico, Pabre Pobre. I am not sure if the Spanish version is out but if so I am going to get it before Christmas if it is.

Other than a bulldozer, what is going to happen with all of the vacant commercial real estate all across the country? It’s only going to intensify.

As I was driving yesterday, I was noticing mall after mall of empty store fronts.

Other than a bulldozer, what is going to happen with all of the vacant commercial real estate all across the country? It’s only going to intensify.
We have a very large mall in my hometown. Mostly vacant. Was once the most amazing place to shop for miles. Christmas was magical there, like a hallmark movie.

Because of our location on the gulf coast, I believe it would be PERFECT if it was remodeled to be an outdoor retail strip instead of a giant indoor shopping center, and configured to be more of a place for experiences than pure shopping (bars, restaurants, entertainment).

I know exactly how I would design it if I could raise the money.

That’s where my generation is heading. My two cents.

Cheap and vacant real estate

Time for retail companies to adapt and move on or die and be replaced with new and better ones

Malls and especially department stores feel like they are just leftover artefacts from a different era

It doesn’t matter where you go in the world, you will see the same stores with the same dying brands

All the new and innovative brands are online and mostly avoiding retail

Why go to a store that doesn’t sell anything new and doesn’t have anything you want

Although I am starting to see department stores and bigger retail stores stocking the smaller dtc startup type brands now, maybe this is another opportunity. Creating brands for these stores that are fresh and innovative to get people into their stores and make them interesting again.

Some of those stores are fine in person - people want to try on clothes before buying, at a lot of places.

But the real estate is still configured wrong. It’s built for the old way of shopping.

It needs to be built for the new way people meet and hang out. People don’t use malls as places to buy the bulk of their “wants” anymore.

Malls should be rebuilt as places of community, entertainment, and fun. There is BIG money in all of that, too. Not just pushing merchandise.

Think downtowns of all the most popular college areas…

Retail is going through a major transformation

Retail that’s doing fine:
  • Experience & buy (often online)
  • Food service
  • Service
  • High street
  • Convenience (think gas stations off highways, fast food joint in high traffic areas, drop by on the way to work convenience shopping etc)
Retail that’s dying:
  • What you described
  • Big box anchored malls in “destination” areas away from city core
  • Strip malls in rural areas not anchored by food (think tanning salons in what looks like deserted suburbs).

What to do?

Repurpose to the best and highest use. Municipality should allow mixed use zoning. Add residential higher density when possible etc.

In theory, yes. Great example.

The main issue isn’t with the desire, money, ir even team to execute. I’ve found the biggest challenge is the municipality and zoning bylaws. They are mostly antiquated. It’s like the politicians are stuck in 1991. They want office where there should be no office. They want “affordable” housing in the core where land is most expensive. They want employment but not at the expense of recreation! Wtf?! And they want it all done to the environmental standards of the future that cost a fortune.

In short: there are two speeds:
1. Glacier slow
2. Backward

For that reason, even for REITs that have it right, it takes so long. Too long.

Are you in USA? Is this a USA thing?

The only place I have ever seen HOA in Canada is things with shared spaces and such. Places like apartment buildings, condo's, those brownstone style places that have a bunch of houses attached together. Some Duplex areas, again usually a giant shared lawn in the back, or shared parking, and all the houses have to look similar. Golf course communities... those sorts of places. Overall this is a miniscule portion of the housing.

Every time I hear about USA it seems like if you just live in a house it has an HOA. Am I reading too much in to that? If so it would drive me absolutely insane. Why would someone else get to have even the remotest say in what I do with my property just because they happen to live in the same community as me?

hey isaac, some few days ago i had a related issue with google drive, i dislike the privacy they had, so i start searching for a service that was decentralized and usefull, i found out hedgehoglock.com , it was launch a few weeks ago but to be honest the customer service is awsome and the app is very functional

I know this is what you do and I'm preaching to the choir (and I'm like a kid yelling from the cheap seats) but it seems like it's putting it all together. The developers think they know what to do. The city thinks they know what to do. The lenders think they know what to do. None of them can agree, and none of them live and work and buy in the places they are targeting (usually) because they typically must keep doing deal after deal as part of their business.

I know my market and my locale, and my local politicians... They are definitely in this old-fashioned mindset and don't understand how fast things have already changed. But the owners of the mall don't seem to realize or care either. And the big developers don't seem to realize how fast our area is growing either because it might be more targeted.. But then again, local pols don't like fast growth like that (small town vibe goes away, gets crowded)

And I'm sure this one town is just one example. Probably lots of them.
