Wanting to build valuable website for potential clients

Heres the deal,

I am a new realtor and to tell you the truth (as embarrassing as it is for me to say) I have yet to close on a deal. Shit I have yet to have more than just one client. (Unfortunately we did not get our offer accepted). Ive been licensed for about 8 months now. I have followed my brokers advice about sticking with my sphere of influence to gain business, however I am starting to realize i need to expand out of that and try to gain business elsewhere. I am wanting to show potential clients the value that I can bring to the table for them. I had the idea of building a website that’s valuable to them, as well as generate leads from said people. Where/how can I start creating a website that will bring value to potential clients while also gaining leads from it? Any type of advice or guidance is truly appreciated! Let me know if you need me to give more details on my end and I will gladly do so!

Where/how can I start creating a website that will bring value to potential clients while also gaining leads from it?

I literally specialize in this type of project. If you must know the answer, pick a niche. But this is a terrible way to go. Get out there and TALK to people. Join every networking event. Spend all day every day talking to people. Do mailers asking if people want to sell. Find power partners to refer you business. Create a social media following. Video houses on your channel that are unique or fun or affordable in your neighborhood.

Any of that will get you sales faster than what you are asking us for.

You are trying to compete with Realtor and Zillow. I know how to do it. And I know you can't.

The truth is, YOU won't be the one creating the valuable website. You'll take my, or someone like me's idea, if you are lucky, and pay out the nose for those ideas, and then pay out the nose to create the website and you won't have any clue if any of this is even going to work.

Sorry to break it to you, but save your money and use your time more effectively. Get to work.

First of all, kudos for your idea to launch the website for showcasing your skills to the target customers. There are various freelancers and companies specializing in web design projects. According to your needs, select a professional and share your project's needs to get started. Try to utilize the power of social media marketing as well.

Most people will use the realtor they know, or go by the recommendation of their friends and relatives.

Once people are looking for specific homes, it's often too late. They already have a realtor that they're working with.

You may find some luck going after potential buyers who are thinking of moving to your city or area, and are still in the "area research phase". These people are generally outside of your competitor's sphere of influence because they're not in the neighborhood yet.

Your goal is to become familiar to them. The best you can do is to dominate your local market on social media. Grab your camera and start doing videos about the city or neighborhoods you sell homes in. Also do home tours, etc.

A similar niche you may want to explore is being your client's "eyes and ears" in the area. If someone is trying to move from out of city, or out of state to your area, it's really hard to go look at properties. You can promise to make it easy for them.

I started as a realtor 3 months back. I sell only brand new apartments.
I am yet to close a deal.
Most people tell me to try finding someone from my network, but it hasn't worked yet. I am doing some 250-300 cold calls per day, got nothing so far.
I just created a Social media account and will start posting videos about the neighbourhood I'm doing business in.

It's a tough business to crack, but from what I hear, the rewards are great if you do succeed.

It's the business model of low level realtors and car salesman.

1. Hire everyone.
2. Tell them to sell to friends and family
3. Exhaust that pool of customers
4. Employees quit soon after.
5. Post more indeed job ads for salespeople. Rinse and repeat.

You are lead gen for your broker to sell to your friends and family and then move on to the next employee. They want to hire on socialites who have 800 friends so they can get a lot of deals before their network runs dry.

Ha, That sounds like my father-in-law. "My Broker wants me to call everyone in my network". My mother-in-law is like, "You got to hit up the local coffee shop, become a regular and talk to everyone."

Here are some ideas/tips from the digital marketing angle to get you started:

• Do you have a, Google Business Profile? If not you should sign up. Gotta get in on that, local realtors near me searches.
• Do you have a funnel/website showcasing the new apartments? If not you should. Then have a call to action, like book a showing, or schedule a call. “Ready to explore your new dream apartment? Call me now for a personalized tour!”
• Have you tried creating a Facebook ad? “Discover Your New Dream Apartment!” or whatever headline fits. Have a pic of the place and list a few details. Then they call you or book an appointment on your calendar.

During that process you’re capturing their name/number/email. From there if they don’t like that specific showing. You can be like, well I have all these other showings/listings…
