<div class="bbWrapper">As I sit in the PHX airport on my way back to my hometown, here are my reflections on my first ever Beer and Pancakes. <br /> <br /> A (new friend) from the forum commented on how interesting it was that there was no division of people. Successful millionaires mixing with aspiring college students. Several year attenders broke off separately with newbies. Stock traders discussing strategies with eCommerce mavens. If you have ever seen the 80&#039;s movie &quot;The Breakfast Club&quot; that&#039;s what it was like. An eclectic mix of personalities, heritage, and success... all together for a single purpose.<br /> <br /> What purpose? Camaraderie. Common vision. Unique way of looking at the world. Self betterment. Teaching. Learning. Living.<br /> <br /> For some, it&#039;s a once in a lifetime trip. For others, today starts a 362 day countdown to the start of next years gathering.<br /> <br /> My rolodex was fattened by contacts. Some of them are high achieving business moguls in their respective fields. Some are action takers on the cusp of their first big deal. All of you were worthwhile meeting. I think everyone in the room who didn&#039;t understand options now has a much better idea on how to do this.</div>

<div class="bbWrapper">Mike&#039;s wife<br /> <br /> Apt Mgt<br /> <br /> Units with problems.<br /> <br /> Wound up firing mgr<br /> <br /> Needed to have access to apts, to check for bed bugs, or if they were taking care of units<br /> <br /> Worked hard at getting tenants that would not be hard on property, and would allow access.<br /> <br /> How to check references (hint: Not the normal procedure, since the references that pp give you are not very real or reflective of who they really are)<br /> <br /> Dead chicken in jello... got an A . . .<br /> <br /> Needed to have a pig policy (had a dog policy, but never thought tenants would bring a pig)<br /> <br /> Changing mgt and doing a small amount of oversight (one onsite trip per month, plus emails), went from cashflow negative to $6K positive per month.<br /> <br /> Real Estate is a good investment, but you need to manage your managers and keep an eye on things.</div>

Back door stuff (ie non performing loans) is often well hidden-- you need to really search to find. Zen was buying 300 houses a week at the peak. Call around and try to talk to the head of loss mitigation-- they will prob know who is doing this stuff. BUT-- you do have to qualify as a credited investor for banks to talk to you. If you don&#039;t have that, partner w/someone who has the bucks and you do the legwork.<br /> <br /> Q: Explain what underperforming loans<br /> <br /> Different kinds: 30, 60, 90, 180, past 180 days. Value of 180+ is very low for the bank-- eg, about 25¢ on the dollar &quot;Give us your uglies&quot;. 9¢ to 80¢ on the dollar.<br /> <br /> Q: Have you done any zero down stuff? Do you still own any props?<br /> <br /> A: Sold all his apt stuff in &#039;07. Looking at some stuff now.<br /> <br /> Going public with a RE investment plan that a friend wrote on a bar napkin when they were in New Orleans.<br /> <br /> How to buy RE:<br /> -in pcs<br /> -in lump sum<br /> -in a different form<br /> -in combination of above<br /> <br /> Goal: Give the seller something for their equity so they go away happy.<br /> <br /> Didn&#039;t know it was supposed to be hard, or impossible. He just did it-- focused on seller&#039;s needs.<br /> <br /> Figured out a way without cash-- what took care of the seller.<br /> <br /> &quot;How can I help you. Let&#039;s work something out. I have no cash&quot;-- focus on helping the seller. <br /> <br /> (Russ comment: Insanely great approach, a broke seller is much more likely to talk to someone w/this approach, as they immediately have something in common)<br /> <br /> Q: Working w/Govts? Development projects<br /> <br /> A: Ugly truth: (had to be here, sorry)<br /> <br /> Q: Can you talk about distribution w/ the supplement business?<br /> <br /> A: All online, told us which countries they&#039;re working with, and HOW they are doing it. ANd how NOT to do it. 130% ROI for every dollar they invest. $850K-$2 mil PER MONTH being invested. Great stuff. Great model, very very profitable.</div>

People are very receptive to this-- they don&#039;t want to be lied to. Better to not give them a answer if you don&#039;t know the answer. Be honest.<br /> <br /> When asking a question, not having an upwards tone or inflection at the end of the sentence makes it sound a LOT more businesslike, serious/confident.<br /> <br /> If the person you&#039;re talking to is turning things down, you can ask: Is there something that&#039;s holding you back? Great way to build rapport and find out what they need/want.<br /> <br /> Sometimes, it&#039;s all about budget this quarter (great examples of how to say this)<br /> <br /> Some pp just wants information.<br /> <br /> Something a lot of new salespeople dont&#039; do is ASK FOR THE SALE<br /> <br /> Sometimes, if you answer 2 questions and ask for the sale, you get results.
