Our New Property:
This week we're planning a concrete pour. We're fixing a foundation flaw on one section of the building. Hopefully, we can get it done by week's end. I must do the math to figure out how much concrete to order. Then, after this work, we'll let it cure for around 5 days before we set the building back down on it. We have that 80' side of that leg of the building jacked up while we're fixing the foundation. Part of the concrete project is to install tie-down bolts to connect the bottom of the wall to the foundation.
I'm starting to plan the next step. We're going to take the composition rolled roofing off that side of the building. We'll replace the roofing by laying tarpaper to get ready for the metal roof panels. We've already prepared the other side of the roof, where the foundation is ok. After we get the foundation work done and the wall lowered back into place, we can finish. That section is around 2,000 SF. The foundation and roof work must be completed before winter hits us.
We now have electrical power in the building. Wonderful! No more generators for our power tools.
I must call the surveyor and find out how he's doing on making the corrections for the subdivision map. I can't do anymore until he finishes the maps for the Planning Department.
We're still removing debris from the property. We've removed literally tons and tons so far.
Our On-Site Rehab:
The roof is finished. The floor coverings are down. The plumbing fixtures are set. The on-demand water heater and forced air furnace are installed. The gas company is coming tomorrow to turn on the natural gas. I bought a dishwasher over the weekend and a kitchen range last week. I just need to find and buy a fridge to have all the kitchen appliances in place.
We have some wastewater plumbing to finish up under the unit. The P-traps must have heat tape installed so they don't freeze in the winter. The main line will be 4" to prevent plumbing stoppages. And we'll add an accessible clean-out for any problems.
I think we may get done with that project by the end of the week. Yea!!! And the renters are ready to move into it ASAP.
My Rentals:
I rented one unit this last week. I'm waiting for the other renters to get their public housing inspection date set for the other unit. I'll check on their progress tomorrow.
I noticed that a third unit appears to be vacant. They were moving by the end of this week. I'm vetting tenants for that one too. Tomorrow I'll check with the current tenant.
