tl;dr - I am 24 years old. Recently moved to Scottsdale, AZ. Huge passion for business. Previously very healthy. Sick since November 2021 with suspected chronic inflammatory response syndrome (CIRS) caused by mold exposure and kicked into gear when sick with a virus. I have debilitating cognitive impairment, vision issues, fatigue, etc. Can only work a couple of hours per day. Have a website management business and a digital business acquisition company. Getting the work done anyway!

Background:
I'm 24 years old. Recently moved to Scottsdale, AZ. I love business and have been pursuing that since college after reading TMF and realizing I did not want to work in Finance. I hit rat-race escape velocity before graduating in 2021 and have been an entrepreneur since.

I was previously physically healthy and mentally sharp. I would eat clean foods and spend my free time rock climbing, weightlifting, and hiking at high elevations for 10+ miles in a day.

More than all of that, I love business. That is my true hobby and passion. I would work 10-hour days out of joy, not necessity.

I have two businesses:
  • Website management/maintenance service
    • Originally decided not to scale this, but now it is my primary focus
  • Online business acquisition company

My Health Situation and Constraints:
In November 2021 I developed post-viral syndrome which I am still dealing with to this day. We suspect it is chronic inflammatory response syndrome (CIRS) caused by mold exposure while living in several water-damaged buildings throughout my life. About 20% of the population can't naturally detox mold from their system due to genetics. When I got sick with a rough virus, it sent my body over the edge into chronic inflammation. I now deal with constant fatigue, vision issues, trouble breathing, and, most significantly, cognitive impairment.

My creativity and critical thinking skills are gone. I have short-term memory loss. I have difficulty communicating (worse via phone or in-person, but also struggle to write). During my worst period (late 2022), I couldn't read. I would forget the first half of a sentence before reaching the end of the sentence. I am also living in a constant dream-like state. The cognitive impairment is similar to being badly concussed.

I've only been able to work 2-3 hours per day, despite my desire to work much more than that. My body and mind will shut down for hours, days, or weeks if I push myself.

When I am able to work, the work is very challenging as my creativity and critical thinking skills are not there. I have trouble seeing the big picture of my businesses. I can only work in 10-20 minute bursts, followed by extended breaks. Of course, I have days where I am knocked down and can work very little (if at all).

The Plan:
Many entrepreneurs are told that they need to hustle and put in crazy hours to make their businesses succeed. This is not a possibility for me. I must leverage people and systems to scale. I must hire experts to fill in my mental gaps and lack of creativity/critical thinking skills. All this must be done on a limited budget because I have plenty of health-related expenses right now (medications, doctor visits, special diet, etc.).

Website management business:
  • $7,500 average monthly revenue.
  • 50% net profit margin.
  • Focused on maintaining, not scaling.
Currently running Google Search ads. Recently rebranded and lowered pricing significantly. I optimized our internal processes and the structure of our pricing plans to deliver nearly the same service for much lower labor.

The website management business is a solid base on income while the other business can be much more volatile.

Online business acquisition company:
  • Monthly revenue:
    • Jan-2023: $800
    • Feb-2023: $761
    • Mar-2023: $1,505
    • Apr-2023: $3,820
    • May-2023: $6,400
    • Jun-2023: $6,650
    • Sep-2023: $10,200
    • Oct-2023: $12,500
    • Nov-2023: $15,000
  • Started in Summer 2022, although technically I've been buying/selling websites since 2017. Just finally taking it seriously.
  • I have three web assets under this company right now. One is 1.5 years old and generating revenue; the second is new and not generating revenue, the third is one that I started in 2019, sold in 2021, and bought back in 2023 for 15% of what I sold it for
  • The traffic on my revenue-generating website was hit by a Google update in April 2023 and I lost half of the revenue overnight. I've recovered and greatly surpassed the revenue about 2-3 months later.
  • Current portfolio:
    • Website #1
      • Automotive
      • Generating 98% of income for this business
      • Started in May 2022.
      • Planning to sell for $80-150k (formerly expected to sell for $400k+)
    • Website #2
      • Automotive
      • Started in April 2023
      • Looking to continue growth so it can start generating revenue
      • Will be expanding more into YouTube
    • Website #3
      • Agriculture
      • I started in 2019, sold in 2021, and bought back in 2023 for 15% of what I sold it for. Sold it again because I don't have time for it.
I bought a brand-new car a couple of weeks before I got sick. I wouldn't call it a mistake, but I realized wasn't looking forward to the monthly payments and depreciation that would affect my net worth. I started a website about the car in hopes of paying for my car payment. I've started a few small side-project websites in the past which have generated $100-500 per month. Nothing crazy.

Eventually, this website covered my monthly car payment.... Then my insurance... Then repairs... Then eventually got to $5,000+ per month in revenue in about 6 months. Now it's doing nearly $15k per month.

Unfortunately, with Google algorithm changes that are punishing small sites, traffic (and revenue has dropped 80-90% and still trending down. Trying to sell this site and focus on my website management business.

The Goal of This Thread:
There are a few things that I want to accomplish by starting this thread:
  • Personal growth tracker
    • I'm sure I've accomplished a lot while being sick... but I can't remember anything! I must track this to have gratitude.
  • Inspiration for others
    • If I can get the work done, so can you. With my severe constraints, there is no time for busy work. All my activities MUST be moving the businesses forward.
  • Seeking business advice from others
    • I really struggle to see the big picture with my business. My brain just can't zoom out and strategize. My creativity and idea-generation machine is gone. Getting business input from others would be greatly beneficial so I can generate new ideas and stay on track.

Business Goals:
These business goals need more work, but we'll start with this.
  • Website #1: Selling for at least $75k as soon as possible. Missed out on hundreds of thousands of $ because of the traffic downturn, but the site grew more than I ever would've expected. Trying to see the positive side.
  • Website #2: Grow to at least $5k month profit with a $50-60k investment.
  • Website #3: SOLD for $3k

Notes:
  • I am not directly seeking health advice. I have plenty of resources on that and spend most of my time on my health. However, if you've dealt with something similar and might have something that could be helpful, please feel free to PM me.
  • Frequency of updates:
    • I will update this progress thread weekly.
    • I will be focusing on business updates but may add occasional health updates.
    • I may occasionally add some quick updates during the week.

Let's do the work!

Update: Week 6/26/2023-7/1/2023

Major Progress:
As mentioned previously, my top-earning website (Website #1) took a 50% traffic hit overnight in mid-April. I hired two experts to help me turn the site around. This week the site has been restored to the previous traffic levels!

Website #1 is now on track for 170k monthly pageviews and $7,000+ per month and will continue growing. Pretty fantastic for a site that is only 1 year old!

I will continue to work with the SEO expert to strategize future growth. I will now refer to this as my SEO growth plan, rather than a recovery plan.

How the Week Went:

Total working hours: 29

Monday was off to a strong start. I decided to off-load my website optimization to the SEO expert because it was too advanced for me to have time to figure out. I finished all of Monday's and Tuesday's work on Monday.

Tuesday was rough. I overexerted myself and had to spend the whole day Tuesday and half of Wednesday recovering (I have post-exertion malaise).

Regardless, I was able to pull through and finished all planned tasks:
  • Publish 2 articles on Website #1
  • Publish 3 articles on Website #2
  • Communicate and complete client requests for the website management business
  • Complete all overhead company tasks
  • Heavy optimization of website speed as part of my recovery plan for Website #1, as instructed by my SEO recovery expert.
  • Replicate speed optimizations on Website #2.
  • Complete research on 2 remaining content briefs for Website #2
  • Complete other improvements on list as part of SEO recovery plan
  • Optimize 3 posts daily as part of my SEO recovery plan for Website #1
  • Meet with SEO recovery expert on Friday to discuss next week's recovery/growth plans for Website #1
  • Prepare and schedule newsletters for Websites #1 and #2
  • Create 3 content briefs for Website #2
  • Monthly financial review
    • Reconcile accounts
    • Separate P&Ls for each website
    • Pay contractors
    • etc.
  • Create 3 content briefs for Website #1

Plans for Next Week:

Ongoing tasks:
  • Publish 2 articles on Website #1
  • Publish 3 articles on Website #2
  • Communicate and complete client requests for the website management business
  • Complete all overhead company tasks
Monday-Friday:
  • Set up systems for a concierge car shopping service that we "MVP"-launched a couple of weeks ago.
    • This is a service where we should for vehicle quotes on behalf of buyers.
    • We received 2 sales @ $195 each during the Beta launch and got TONS of leads.
    • The price will be raised to $295.
    • We've hired a contractor to take care of the shopping process.
    • We expect a lot more growth potential with this after we optimize our marketing/sales process and automate the fulfillment with the contractor.
    • Includes setting up automated email sequence and an website portal for the contractor to manage leads in connection with Trello
  • Complete research for 1 article (our research assistant will be handling research for 7 articles this week).
  • Perform content refreshes on 1 article per day on Website #1 as part of SEO growth strategy
  • Execute long list of optimizations as discussed on Friday as part of SEO growth strategy
    • This will be replicated on Websites #1 and #2
    • Includes technical SEO optimizations, design changes, internal linking improvements, and much more
  • Meet with SEO expert on Friday to review this week's changes and plan next week's changes
  • Plan media and research collection for upcoming vehicle rental on July 14-15
  • Launch a new website for one of my website management customers (finished the design last week)
Saturday-Sunday:
  • Create 3 content briefs for Website #2
  • Create 4 content briefs for Website #1

Have you ever thought you were really good at a particular aspect of your business, and hesitant to hire out because of it?

"No one can do this as good as me..."

Then, you hire the right person and realize that you were terrible at the job?

I've had this happen many times. I think it's a great sign that you're hiring the right people.

Just hired a content director this week which will be huge for the business if it continues to go well.

Update: Week 7/31/2023-8/6/2023

How the Week Went:

Total working hours: 27.5

Health updates:

  • Had a few better days this week
  • My health coach suspects mold exposure may be a large contributing factor to why I got this illness
  • Started a mold detox which take up a lot of my time in the coming months

Business updates:
  • Website #1 had a $455 day yesterday! If those earnings happened every day, that would be $14k per month. Currently on track for $11-12k in August. Revenue is growing very quickly!
  • Tied up a lot of the loose ends that scattered me last week
  • Still need to get some more solid plans for where I want to take my businesses

Complete:
  • Communicate and complete client requests for the website management business
  • Complete all overhead company tasks
  • Develop a better, solid plan for content creation that gives me plenty of time to focus seriously on my health
    • Limiting myself to prepping 6 content pieces per week
  • Hire/interview for a Sales Specialist position to sell private advertising spaces on Website #1
    • Not much interest in the job. Had a consultation with someone with highly relevant experience and she pointed out that the work involved would be pretty limited since my website is very niched. Would be better off doing this myself. They can help train and guide me if I decide I need it
  • Finish Website #3 relaunch
  • Create 2 Content Briefs for Website #1
  • Publish 1 article on Website #1
  • Publish 1 article on Website #2
  • Meeting with my health coach
  • Implement SEO growth optimizations from SEO expert meeting
Incomplete:
  • Refresh 3 content pieces on Website #1
  • Create 4 Content Briefs for Website #1
    • I felt that it was better if I finished the Website #3 redesign then shift these tasks to this coming week.

Plans for Next Week:

Ongoing tasks:
  • Communicate and complete client requests for the website management business
  • Complete all overhead company tasks
Monday - Saturday:
  • Refresh 6 content pieces on Website #1
  • Create 6 Content Briefs for Website #1
  • Publish 1 article on Website #1
  • Publish 1 article on Website #2
  • Meet with SEO expert for Website #3 optimizations and implement action items
  • Strategize and plan for the future of my automotive media business
    • Alternative monetization methods
    • Plans to sell vs. hold
    • Create more sites vs. dive deeper into existing sites
    • Diversifying traffic channels

Update: 11/20/2023-12/10/2023
Exciting, major strategy changes!

Health updates:
Had a flare-up last week due to some prep I was doing for a medical test. Feeling better this week (and generally improved since my last update). Focusing on my circadian rhythm has been a HUGE win as well as some changes to my eating schedule.

Business updates:
MAJOR CHANGES to my strategy!

I've reflected a lot on my current projects. Something that always bounces around in my head is that focusing on one thing for a long time is a great way to ensure success.

Since I have such little time to work because of my illness, this is even more true for me. I am spread too thin and need to focus more.

So here's what I'm doing about that:
  • I've completely relaunched my website management business with a focus on WordPress maintenance. The new website is WPCharger - Run Your WordPress Site at 100%
    • I've realized that this business is working and very stable. My blogs are too volatile and I'm not comfortable relying on them with the major changes that Google has been making in their algorithms.
    • The hard thing with the web management business is getting customers, but I'm dedicated to figuring it out. I developed a strategy, which I will overview below.
  • I've sold my non-automotive website for $3,000.
  • I am selling my largest website. I'm hoping for $80k-150k. Unfortunately, it's on a downtrend which will drastically lower its value. I was hoping to get at least $300k for that website, but that won't be possible. Luckily, this is more than I ever planned to make with this website and it will still be a life-changing amount. My original goal for the site was to cover my $370/month car payment. Just in the past couple of months, it's paid me over $30k... Plus, I sold the car and no longer have the monthly payments.
My Ads Strategy for the WP Maintenance Biz
I acquired my previous website management customers through Google Search Ads, but my strategy was horrible.

Here's how I screwed up in the past:

  1. No strategy – We just targeted the searchers for website management/maintenance and ran basic ads on those to a page pitching our services, just like many of our other competitors.
    1. Poor targeting – We didn’t target any WordPress-specific keywords even though we only worked with WordPress. This was a very inefficient way to run ads because we wasted plenty of ad spend on prospects that would never be qualified.
  2. Long payback period – It took many months to earn back our ad spend. This is a huge cash flow issue and makes it impossible to scale ads at a reasonable rate.
  3. No commitment – We were erratically raising/lowering the budget or pausing ads entirely.
  4. No measurement – We had no dashboard for viewing performance. We still have no idea how profitable those campaigns were.
  5. Not enough testing and variations – We didn’t run nearly as many ad variations and split tests as we should have.
What I'm doing this time:
Run Google Search Ads to business owners seeking immediate help with WordPress problems.
Search examples:
  • “your site is experiencing a technical issue”
  • “wordpress 404 error”
  • "wordpress site down"
We will offer a completely free fix to their WordPress problem and they become a lead that we can nurture.

The lead magnet reveals that:
  1. they have a problem keeping their website properly maintained
  2. their website support system is insufficient
This puts us right in front of our ideal customers at a time when they experiencing pain points that our service can fulfill.

We will provide them with a written and video summary (and free phone consultation) after we fix their site, where we explain why the problem occurred, how we fixed it, and how our services can prevent these errors in the future. We will also offer a free consultation.

I've also created detailed plans for split testing, tracking performance, and collecting a bunch of cash upfront so we aren't operating in the red for 6+ months.

I may create a separate thread with more detail about my ads strategy so people can rip it apart (but feel free to do that here, as well).

The scariest thing about these changes is that I'm living across the country from family now and my web management business is not enough to cover my living expenses (especially when running these ads). However, the sale from my big automotive site should provide me with enough security and time to grow the new brand. I hope to get an offer by the end of this week, otherwise I'll have to auction it via Flippa.

Update: 2/5/2023-2/11/2024
BIG MOVES! Website sold for $62k, vehicle purchased for $56k! New growth idea.

Total working hours: 44.5 (too much)

Health updates:
Started feeling worse towards the end of the week. Sauna 3 days per week is too much for my body to handle. Already started to break up of this minor flare up. Will reduce sauna to 2 days per week after I get back to base line.

Business updates:
WOW - Just another week? It feels like it's been month. Lots of big moves this week.

Website #1 - SOLD FOR $62,500
This could've sold $50k-100k for more if I didn't get into contract with Motion Invest originally. I did a 2-week Flippa auction at sold at my reserve price for $62.5k. It's not what it could've been ($400k+) but ultimately it grew more than I would've ever expected and it provides me with some needed financial security for the next couple years.

Website #2 - Bought a vehicle for the website!
This week I purchased a brand new vehicle for $56,500 for 100% use for this website! It's being built as early as March 7-10 and could arrive 1-2 weeks after being built.

The price was originally $61,000 but I negotiated $4,500 off the price. I was literally walking out of the dealership when one of the other sales guys talked to the GM and told him I'd promote the dealership on the website if they could make the deal happen.

On other notes for this site, I prepped an article, continued updating content for the 2024 model, and improved some design aspects to increase professionalism, trust, and credibility on the site.

WordPress management company
As you can see from my last post, I made major progress with my Google Ads, but ultimately I still think I'm too far off with the numbers. I think I'd have to throw another $2-4k in to see if it's actually viable or not. It just seems too competitive, at least with the current business model I have going.

Instead, I had a new idea for how I could shift the business.

What’s my biggest problem right now? Getting in front of people who need our services.

Outside of targeting someone who is searching for something in Google w/ ads or SEO, it’s been difficult to find people who need help with website management/maintenance.

The ads might work, but we’ll need to spend thousands more for the chance to be profitable. And eventually, ads won’t scale.

A major weak point is that we don’t get many referrals. For example, a great fit for our services is a marketing manager at a small or medium-sized company.

How many other marketing managers are closely connected with other marketing managers at other companies? Maybe some, but not many.

Alternatively, we could partner with developers, but any leads they send to us are an opportunity that they are missing to have their own recurring revenue.

However, if we could get referrals, that’s an easy way to gain trust since we’re being recommended by someone who already trusts us.

So my idea is to narrow our focus on bloggers. I think this might be great because:
  • I have extensive experience in the industry since 2018 (and so does my salesman)
  • I have connections with people in the blogging space
  • I understand the needs and desires of bloggers and can speak to that directly in my marketing
  • Currently, since we accept many types of businesses, they all have different goals. Some want to save time, some want to keep their website up and running, some want help with content edits, etc. It’s hard to speak directly to their needs right now because it’s too broad.
  • I know where bloggers like to hang out and communicate online, and I already engage with them frequently because I enjoy it
  • Bloggers always know other bloggers. It’s a community. This opens up a great opportunity for referrals.
  • A strong referral system allows for significantly higher return on any promotion and advertising that we do. If we pay $500 for one customer but that customer brings 3 customers over their lifetime, that’s a great opportunity.
  • There are also plenty of blogging courses and paid communities that we can partner with
    • We could offer WordPress advice in their paid communities in exchange for promotion
    • We could offer a discount to the group members
    • This is a win-win-win situation!
  • Bloggers may be easier to work with because they have some basic technical understanding.
  • Bloggers always want to save time
  • Downtime is an immediate loss of revenue for them
  • Our new pricing is affordable, even for a brand-new blog generating zero revenue

Update: Week 7/2/2023-7/9/2023

How the Week Went:

Total working hours: 27.5

I struggled with my health this week, especially towards the end. Some items did not get accomplished (see below), but also for good reason. I likely could have finished the content briefs, but I felt it would be better for my health if start taking Saturdays and Sundays (almost) off for a maximum of 1 hour of work each day. Then, I can use those days to relax and work on general business strategies without being in front of a screen (podcasts, etc.).

Rescheduling the content briefs was a great choice because it gave me some extra headspace and I've had some clarity about where I'm looking to take my automotive media business in general.

Overall, the strategy of the company is to own a portfolio of valuable, cash-flowing web-based businesses (buy, grow, hold, and sell online businesses and web assets). This includes expanding away from Automotive.

Right now I'm really focused on bringing on more team members to take more of my time out of the business. I've hired out all of the easy stuff, so I need to start working on SOPs and streamlining processes. This will be difficult to do while maintaining my normal workload.

Completed:
  • Sold one of my very small websites and transferred assets ($5k sale) - Good to get this out of my portfolio
    • Setting up automated email sequence
  • Complete research for 1 article (our research assistant will be handling research for 7 articles this week).
  • Perform content refreshes on 1 article per day on Website #1 as part of SEO growth strategy
  • Execute long list of optimizations as discussed on Friday as part of SEO growth strategy
    • This will be replicated on Websites #1 and #2

Update: Week 9/4/2023-9/10/2023
More small health improvements & my biggest hire so far

How the Week Went:

Total working hours: 26

Health updates:
Some more small improvements this week. Nothing in particular that caused the improvements... Mostly just NOT experimenting with many new things at the moment.

For anyone curious, here is my current regimen for addressing my suspected chronic inflammatory response syndrome (CIRS)/mold illness:
  • Sauna and cold plunge combo 3x per week
  • Minimum 30 minutes of sun exposure daily
  • Low-histamine lion diet (unaged meat and salt) + 1 serving of rice per day because my body does not adapt well to fat as an energy source
  • NSDR 3-5 times per day
  • Brain training exercises 1x per day (using Curable app)
  • Castor oil packs 2x per week
  • Full body magnesium flake soak 1x per week
  • Bentonite clay detox 2x per day
  • Quick lymphatic drainage massages 3-5x per week

Business updates:
This week I hired a content director to manage a large portion of my automotive business. This is a huge step for me. It's something I've wanted to do for a long time but knew it would be a challenge.

He is an experienced journalist with an impressive resume in the automotive industry. Just on the first few meetings with him, it's so clear how much improvements can be made to our content.

Since I struggle with creativity and coming up with ideas due to my cognitive issues, he's able to do a much better job planning and executing content than me.

Hiring him will clear up my time to focus on expanding traffic channels, which is essential for this business as we currently rely 80% on Google traffic.

With the time saved from hiring the content director, I will be developing these new traffic channels:
  1. Email (most built out, just need to finish and optimize my email sequences and opt-ins)
  2. Pinterest (posts started going out this week)
  3. YouTube
    • posted a few videos a couple months ago
    • will be writing scripts each week for future videos
    • will rent the vehicles I need and record 4+ videos for a 24 hour rental

Complete:
  • Communicate and complete client requests for the website management business
  • Complete all overhead company tasks (bookkeeping, freelancer payments, etc.)
  • Hire a content director
  • Create and send Website #1 and #2 newsletters
  • Create 2 Content Briefs for Website #2
  • Publish 1 article on Website #1
  • Publish 2 articles on Website #2
  • Create minimum 3 landing pages for Website #3 (ended up making at least 5)
  • Continue adding to email sequence for new subscribers
  • Implement changes from SEO meeting
  • Analyze Pinterest week #1 results and create content for next week

Plans for Next Week:

Ongoing tasks:

  • Communicate and complete client requests for the website management business
  • Complete all overhead company tasks (bookkeeping, freelancer payments, etc.)
  • Create and send Website #1 and #2 newsletters
Monday - Saturday:
  • Publish 1 article on Website #1
  • Publish 3 articles on Website #2
  • Create 1 YouTube script
  • Create a minimum 3 landing pages for Website #3
  • Continue adding to my email sequences for new subscribers
  • Continue to implement changes from the most recent SEO meeting
  • Continue creating and scheduling Pinterest pins
Sunday:
  • Relax
  • Work on business strategy (max 1 hour of screen time)

What My Team Is Doing:
  • Carry out website maintenance on 8 customer websites
  • Handle most of our website management customer tasks
  • Write 3 articles
  • Plan, outline, and research 3 articles
  • Proofread and upload 4 articles
  • Refresh/update 3 articles

Update: 1/1/2023-1/7/2024
Google Ads Trouble, Feeling Better, Lots of Biz Changes Underway

Total working hours: 27.5

Health updates:
Felt a bit worse this week. Starting another several months of detox shortly. Meeting with health coach tomorrow.

Business updates:
WordPress management business
  • Google Ads are on pause until I meet with @Andy Black
  • Customers were excited about the rebrand and happy that they'll be getting better service at no extra cost
  • Uploaded 3 WordPress tutorials to the YouTube channel
  • Wrote a script and started recording a basic WordPress maintenance mini-course that I will release for free as a lead magnet. Will finish recording this week (and edit/upload if I'm lucky with time)

Automotive websites
  • Largest website is now down to $55/day (down from $500/day) - No additional interest from buyers - Lowered the auction reserve price
  • Developing some solid plans with my business partner for the other automotive site (not yet generating profit). I have plans to rent a truck and film 4 YouTube videos next weekend. Scripts are ready to go.

Overall, this is the most uncertain times that I've dealt with since 2020. I need to grow my WordPress management business by at least $2k profit to cover my living expenses as soon as possible.

Offer of $60k, Weekend of filming automotive stuff, Google Ads back on track

Total working hours: 37

Health updates:
Not much change. Not feeling great, not feeling terrible.

Business updates:
WordPress management business
  • Met with @Andy Black who helped me solidify my Google Ads strategy and gave some other tips for growing the business. THANK YOU!
  • Currently running $30/day for the Google Ads and closely monitoring and optimizing.
  • Recorded 2 videos for my free website maintenance course.
  • Got swamped with lots of customer tasks this week which slowed me down.

Automotive websites
  • Received an offer to buy Website #1 for $61,850. I counteroffered with $74,074.07 which would allow me to walk away with $55,000 after fees and taxes. I had some good points for my counteroffer. May hear back today or tomorrow with another offer.
  • If this is the first time you're reading about this website, I was expecting a valuation of at least $400k in 2023 until the traffic tanked. Then even just a month ago it was valued at $150k, but it has lost even more traffic.
  • The site has still earned me more than I would've planned for selling at this price, so I'm hanging onto that.
  • This weekend I filmed 7 videos for Website #2. Our primary focus is on YouTube. I'll start editing these on the weekend.

Update: 2/26/2024-3/3/2024
Reached my first $100,000, Subreddit growth, Truck being built soon

Productive working hours: 28

Health updates:
No change. Meeting with health coach tomorrow

Business updates:
Car Website
Received my deposit of $57,000 for the website sale. I now have a bit more than $100,000 in cash! In terms of net worth, I'm at $80,000 because of student loans. Not bad.

Now that this website is sold, my current income is not enough to cover my living expenses, which is scary. However, I calculated that my average expected withdrawal from my savings would be $1,500 per month.

This assumes that my income does not go up or down. Based on this, I can go for 6 years to grow my income streams before complete failure.

Truck Website
Researched and outlined an article to be written this coming week.

My truck is supposed to be built towards the end of this week, then maybe 1-2 weeks to deliver it. Can't wait to continue on YouTube.

WordPress management company
My subreddit has grown to 461 users!

Spent $100 on Reddit Ads and now have a $200 ad credit. I'm getting clicks for $0.12 on average. If I can't get any leads with $300 in spending, I'm going to pass on continuing the Reddit ads.

The $500 that I spent on a private ad placement on a website very closely involved with my target audience is going well in terms of website user behavior, but no leads yet. Might try another $500 on there before concluding that experiment for now and transition to focusing on my subreddit and eventually monetizing that.

Update: 3/11/2024-3/17/2024
Significant price changes, new blog posts, truck build delays, 90% traffic drop

Productive working hours: 39

Health updates:
This has definitely been my best feeling and most stable month! Still WAY off from my "normal" life from years ago, but it's great to be stable. Any good days that I've had in the past several months have been thrown off by significant flare ups.

Business updates:
WordPress management company for digital publishers
I've finally used some of the goodwill that I've built up with various people to ask them for feedback about my services.

Based on their feedback, I ended up changing my pricing structure as follows:

OLD:
Basic - $49/month
Standard - $129/month
Premium - $249/month

NEW:
Start - $19/month
Grow - $99/month
Thrive - $199/month

The lowest-tier plan allows for a reasonable entry point to my services even if someone isn't making money with their website yet. Also, the new plan names are more descriptive for my target audience (digital publishers and bloggers).

Reddit results:
Subreddit has grown to 744 users in less than 1 month.

I've sold a $85 one-time-service and just got an estimate approved for a $1,000 project. Not bad, although my goal is still recurring revenue. The subreddit is still very small so I think this is a fantastic start!

Blog posts + YouTube strategy
This week, I started creating high-quality posts on my website's blog. I've posted 2 this week. These are also being reposted to my subreddit and recorded in video format for my YouTube channel.

Since rebranding and switching to my new domain name my Google Seach traffic has increased quite a bit! I'm excited to see how this SEO/YouTube strategy goes in addition to Reddit.

Truck website
Truck is delayed. Not surprised.

Added a new post to the website and planned a new article to be written this week.

The website downturn that started last week has continued. I've now lost 90% of my Google search traffic. Absolutely terrible. Luckily my website hasn't been de-indexed from the search results (yet?) like some others have experienced. Google is a joke.

Anyway, I'm focused on YouTube. It sucks, but I'm just going to shift my plans for monetization. Even though the search traffic dropped 90%, the total website traffic has only dropped 40-50%.

Still a chance that the traffic will turn around in the next 1-2 weeks while the Google update finishes rolling out, but I definitely don't have my hopes up.

Update: 4/15/2024-4/21/2024
Exercise, more truck videos

Productive working hours: 25

Health updates:
Feeling good most of the week.

Went golfing on Saturday (9 holes with a golf cart). Ended up being more exercise than I anticipated, haha. Definitely the most I've exercised since getting sick. I have post-exertion malaise (like being allergic to exercise).

All the club swinging is like lifting weights for me. I could feel all the little muscle tears happening during each swing. It hurt! That's a lot of my body to recover from.

It's Monday and I'm still exhausted, but overall my body handled it pretty well. I'm not having overwhelming symptoms other than some fatigue. I'm taking it easy until that passes.

Business updates:
Website Management Business
Putting this on pause for a while so I can focus more on the truck stuff and my health. I'm not in a huge rush since I have 3-4 years of savings built up.

However, I'm still writing 1-3 LinkedIn posts each day. I'm not posting these yet, but just getting a backlog prepped for when I'm ready to launch.

Truck Website & YouTube Channel
Filmed lots of b-roll and published 2 new videos.

From what I understand, we are doing well for a new YouTube channel. We only have 10 videos published (most of which are garbage quality) and we already have 60k views. If anyone has experience with YouTube, let me know how this performance is.

Planning to upload weekly from this point on.

I'm curious what your guy's diagnosis was on the problem, and what you did to fix it.
The site was hit with the April 2023 Reviews Google update. Although the site doesn't directly review cars or anything, Google expanded their review guidelines to cover a lot more topics. Since I have a lot of articles explaining different features of specific cars and other things that a potential car buyer might view, they decided my website is relevant to their reviews update guidelines.

What we've done so far to address this:
  • Go back through old content and refresh it in accordance with these guidelines
    • I've only worked on maybe 10 posts so far, so there's a long way to go with this
  • Make a plan for future content to follow these guidelines
  • Identify new content ideas based on existing data
  • Improve About page and author bio pages (and a ton of other EEAT adjustments, like changing my site email address to domain-based)
  • Improve website speed (the site was already quick and on good hosting, but this guy took my site to another level)
There were so many small tasks involved in this process so it's a lot more granular than what I listed above.

Since my automotive media business is my main focus, I posted detailed monthly revenue numbers that I will continue to update in the first post to show my progression.

Monthly revenue:
  • Jan-2023: $800
  • Feb-2023: $761
  • Mar-2023: $1,505
  • Apr-2023: $3,820
  • May-2023: $6,400
  • Jun-2023: $6,650
  • On track for $8,000+ in Sep-2023 (2-month payout delay)

What are the revenue streams for your main biz?

Other than your own sweat equity, what kinds of costs are associated with generating this revenue?

Love this thread dude.

Update: Week 7/10/2023-7/16/2023

How the Week Went:

Total working hours: 32.5

I had a few good days this week! Been trying some strategies to calm the nervous system. Only minor improvement with brain fog, but mostly saw improvements with my vision and fatigue. I noticed I did a better job at verbal communication this week. Also felt much more emotions than normal. Usually, I genuinely cannot experience laughter or joy, but there were several moments this week where I genuinely laughed (which felt weird since I haven't laughed in months). Sounds strange, but I seriously have not had a real, genuine laugh in months because of blunted emotions.

Today I feel worse, which is not surprising at all. I have a very sensitive, strict diet because I am histamine intolerant and did not have access to my required foods while on the trip. I also expended more energy than usual. I expect to feel improvements after a couple of days of resting.

How the Week Went:

Total working hours: 22.5

Health updates:
Again, slightly better this week. Been able to work for 10-15 minutes before needing a break, instead of only 5 minutes at a time. Let's hope for no setbacks for a while. It's crazy how slow it takes to recover from a setback.

Website #1 did $12,500 in September! that's almost DOUBLE the revenue when I started this thread just a couple of months ago. I'd estimate that we're on track for $14k revenue in September.
Total revenue between both companies was just over $20k, which is the most I've ever made in my life.

Complete:

  • Complete all overhead company tasks (bookkeeping, freelancer payments, etc.)

Update: 12/10/2023-12/16/2023
Tested positive for black mold toxicity; Site listed for sale @ $150k

Health updates:
Received my test results for mold toxicity in my body. My body is filled with trichothecene mycotoxins, which come primarily from black mold. It's great to have some answers and helps guide my strategy for detoxing. There were also a couple of other types of mycotoxins that I may be high in, according to the test results. This is the first actual confirmation that I've had mold toxicity.

I had a couple of random bad days this week, but overall I'm having some of the mildest symptoms that I've had in the past two years!

My current "bad days" would've been my good days 4-5 months ago! Still a very long way to go, but it's promising to see. Will be resuming detoxing in January (taking a break this month because my body has been overwhelmed by the process).

Business updates:
My highest-earning automotive website is now listed for sale, valued at $150k. The problem is that traffic has just taken another 50% hit... Damn. That might impact the sale.

If the site doesn't sell in 30 days, I'll have to relist it on another platform for sale. The valuation will take another huge negative hit with the new traffic drop. Even $100k would be a life-changing amount for me, so it sucks that I could've sold this site for $300-400k a couple months ago. It's also frustrating that I'll lose out on even more money if the site doesn't sell in the next few weeks. Hoping for the best.

For the rebrand of my website maintenance business, I've decided to put my previously-discussed lead gen strategy on hold and revert to something similar to an older Google Ads campaign that I ran in 2021 and 2022. It targets people closer to the bottom of the funnel.

This seems like a better option for me right now because I know it has worked in the past (although not great). It's less risky than launching an entire new campaign. With the things I've learned over the past year, I think I can turn my old campaign strategy into something great!

Update: 12/17/2023-12/23/2023
Running Google Ads @ $100/day; Dropped site valuation by $30k

Health updates:
Had a bad reaction to some cleaning products so I haven't felt good this week.

But worse than that... a family member is visiting me and immediately tested positive for CV-19 when they got here... That's what initially sparked all my health issues and brought my chronic inflammation and mold problems to the surface. They'll be in my apartment for a full week.

Business updates:
I decided to drop my website listing price from $150k w/ $130k reserve to $120k w/ $90k reserve. This is a Dutch auction where the price lowers every 2 days until it reaches the reserve price.

I am running $100/day in Google Ads for my rebranded website maintenance business. One lead so far with $618 in ad spend. Pretty expensive, but hoping that optimizing and letting the algorithm learn will drastically reduce this.

Does anyone have tips for B2B lead generation with Google Search ads?

I've also been building out a nurture email sequence that these leads are funneled into when they submit the lead form. This was something that my old campaign did not have at all.

I also decided to cut my pricing by 40%. With many of the optimizations I've made to the business, I can afford to deliver a very similar service with significantly reduced labor costs.

Update: 12/24/2023-1/1/2024
Google Ads Trouble, Feeling Better, Lots of Biz Changes Underway

Total working hours: 26

Health updates:
Had several great days this week after coming back from the flare up I had last week. I also somehow managed not to get covid, even though I was in close quarters all week with someone infected.

Still a long way to go, but probably would put some of these recent days in my top 20 days out of 2023 (in terms of having minimal symptoms) . I've been able to work longer hours with more mental clarity.

Only negative is that I'm still losing weight. I finally dropped below 150lbs (I'm 5'11") after staying steady around 155 for months. I used to weigh 220lbs at my peak, so I've lost 70lbs which is crazy to think about. I'd say 40 of that was intentional and the rest has been due to my health struggles. Not being able to exercise and light weights has been tough, but I am planning to carefully reintegrate very light weight training.

The good part is that since I'm having fewer symptoms, it makes it easy to eat more. Although I still have reactions to my food that cause me to crash during the day (typically 2pm-4pm). They are much less severe, though.

In 1-2 weeks, I will be restarting my mold detox with a binder called MycoBind and also using a sauna again. This will make me feel worse, but for a good reason. I haven't taken this binder yet, but it is supposed to be quite effective.

Business updates:
Google Ads - My Google Ads are struggling. I've spent over $1k and only received 1 lead which didn't respond to us. For context, I ran a terribly unorganized campaign a couple of years ago. I had no idea what I was doing. It was terrible and low-effort, but it worked. This time around, I've learned and implemented so much and my campaign is so much better, but the results are way off so far (way too expensive). I'm putting in a ton of effort to figure this out.

Rebranding - This week, I'll be transitioning my website management customers over to my rebranded company with optimized processes. This will significantly cut down on labor costs and improve the quality and depth of work that I'm providing. Huge win for everyone.

Content creation - I've started documenting any website management/maintenance tasks that I do and turning them into video (YouTube) and written tutorials. If I see traction with it, I will dive deeper into it. For now, I will do this indefinitely.

Automotive websites - My large website is still for sale and not seeing much traction. I think I made a mistake listing the site for sale on Motion Invest, so I expect that I'll have to relist it on Empireflippers once my contract expires (Jan 20).
I have shifted my strategy for my other automotive site, which is generating sub-$100 monthly revenue and is not profitable yet (which is expected). I am going to go heavier into YouTube (1-2 videos per week) and cut back written content to 1-2 articles per month (for now). The YT channel for my other automotive website already has 100k views over 9 videos, so that shows me that there is good potential in this space. This helps diversify my risk so I don't have a similar downfall like with my other auto site.

Was just writing a check to mail to my accountant and remembering how I used to struggle so much to write a check because of my health issues.

I'd go through several checks and envelopes because I would make countless mistakes trying to write the amount, date, etc. It would take me probably 15 minutes to write a check.

Now I can write a check like a normal person (for the most part)... without having to struggle and have intense focus on the task.

How did my businesses even survive the past two years??

Is your health situation permanent, or something more fluid? It seems like you accepted it as a state of normal. Appreciate the post, hope you feel better!
I do not anticipate it to be permanent, but I'm hoping for no more than 1-3 years left of this. Unfortunately, there is no way of knowing and it is entirely possible there could be some permanent effects.
Thank you!

This week the site has been restored to the previous traffic levels!
I'm curious what your guy's diagnosis was on the problem, and what you did to fix it.

Update: Week 7/17/2023-7/23/2023

How the Week Went:

Total working hours: 21.75

Health updates:

More good days this week. Went to my first Fastlaner meetup with @Eskil and @BizyDad and felt fairly normal health-wise.
I need to take medication to function still, and when I sit down to try and work or look at screens everything flares up pretty bad in a short period of time. Otherwise, when I'm not working, I do get some relief.

Business updates:
  • In January 2022, I sold my agricultural marketplace website for $10k. I just got the opportunity to buy it back for less than $2k.
    • Will be acquiring this ASAP, then sitting on it for a month or two until my workload calms down.
    • I think I can easily flip this site around.
  • I accomplished everything I scheduled for the week in less than 22 hours! I think this is huge. I had a lot of critical items completed this week, as you can see below.
  • I also took off for Saturday/Sunday and will continue to do so. I think this will help speed up my recovery.

Completed:
  • Communicate and complete client requests for the website management business
  • Complete all overhead company tasks
  • Refresh 5 content pieces on Website #1
  • Create 3 Content Briefs for Website #1
  • Create 5 Content Briefs for Website #2
  • Publish 2 articles on Website #1
  • Publish 3 articles on Website #2
  • Work on SEO growth optimizations from last week's Wednesday meeting
  • Monthly meeting with health/diet coach
  • Organize and implement photos from last week's vehicle research
  • Meeting with SEO expert rescheduled - Out of my control
  • Work on business strategy (Saturday/Sunday - max. 1 hour of screen time)

Plans for Next Week:

Ongoing tasks:
  • Communicate and complete client requests for the website management business
  • Complete all overhead company tasks
Weekdays:
  • Start finalizing content for a client's website design
  • Refresh 5 content pieces on Website #1
  • Create 7 Content Briefs for Website #1
  • Create 3 Content Briefs for Website #2
  • Publish 1 article on Website #1
  • Publish 3 articles on Website #2
  • Meeting with SEO expert
  • Implement SEO growth optimizations from SEO expert meeting
Weekend:
  • Relax
  • Work on business strategy (max 1 hour of screen time per day)

Update: 11/6/2023-11/20/2023
Some new things on the horizon

Total working hours: 40

Health updates:
Still not feeling great. Had a rough past week, probably because I overworked myself. Feeling better today and hoping it continues.

Business updates:
Not much progress to report on. I've been making progress and doing all the stuff I've planned on doing, but simply nothing new to report.

However, I have been busy launching an expansion of my business that I'm not able to share yet!
Thanks for sharing your progress this far...it is heartening to see that you didn't let a health condition take you down.

Even though I don't have any chronic conditions myself, I started to realise how limited my energy and health are.

No longer can I just live hunky-dory and let things slip by...

The wrong foods...the wrong sleep...the wrong social environment...they can already start chewing away at my own drive to work. I don't think there will be a perfect diet and environment to totally clean everything up, so your thread reminded me that I need to plan how to get stuff done with the limited resources and energy I have.

INSIDERS - View full details of this update (links, etc.) here: https://www.thefastlaneforum.com/co...rs-doing-the-work-anyway.112304/#post-1107688

Update: 1/29/2023-2/4/2024
Another partnership opportunity, Google Ads traction, $55k purchase coming?

Total working hours: 36.5

Question -- Would anyone be interested if I re-posted these weekly updates in an INSIDERS thread with full details? Links to my websites, landing pages, photos, etc.?

So there would be a public version without sensitive details, then an INSIDERS thread with the same updates, but with all the links and details.

Also -- a random personal finance win. I just saved up enough cash to live off for a year with 0 income. It would be very unlikely that I would end up with NO income, since most of my customers are loyal and have already been with me for 2+ years. Worst case, maybe I would lose 50% of my income and I could draw on my savings for 2 years. I also have another $15-25k in other accounts which I'm not counting. What I'm counting is what I specifically have in a separate account reserved for income protection.

Keep in mind that if my website sale goes through, I technically am no longer making enough profit to pay my monthly bills (only barely), but that's why I'm running ads. The high health expenses make things more difficult.

Health updates:
More consistent with how I felt this week. Definitely not great but nowhere near my worst days. Overall manageable.

I've been able to consistently work 4-6 hours per day since December while over the past 2 years I've been limited to 2-3 hours per day. That's a huge win and I think it's here to stay. I'm sure I'll have some flare ups that push me down temporarily, but it seems like I've discovered a new baseline.

Business updates:
WOW - It's only been a week? A lot has happened.

WordPress management business
  • Last week I re-worked my Google Ads.
    • Previously I received 2 leads for $2,000
    • This week I received 2 leads for $150...
    • The lead quality needs improvement but this is HUGE!
    • We'll see how this plays out with more data. The cost-per-lead will go up or down.
  • I noticed some people visiting my landing page would bounce within 5 seconds.
    • The landing page is offering a free fix to a specific WordPress issue
    • I suspected that these bounces were people looking for answers about what is wrong with their site
    • To combat this, I introduced a new section on the landing page directly below the primary heading and lead form
      • Roughly 4-6 sentences about what could be causing the issue
      • A 1-2 minute video where I discuss the potential causes, then explain that we're offering a free fix for it
      • I implemented this in 3 of 7 ad groups and will record videos for the rest of the ad groups this week.
      • Not enough data yet to see if this new section makes a difference.
  • Had 2 small web design projects pop up this week on the same day
    • I don't normally accept these because we stick to site management, but these are small and helpful to my existing customers
    • One is a one-page site for an existing customer to act as a landing page for ads that pushes to their single Amazon product - $750
    • One is for a dog rescue non-profit that was referred to me from an existing client (also dog rescue) - $400
    • Yes, these are underpriced.
      • The $750 site is my biggest customer who has been with me for years.
      • The $400 is a nice old lady who runs this non-profit mostly by herself, so I am happy to support the cause.
      • These should bring in $80/month in recurring revenue after being built
  • Had a lot of miscellaneous customer edits to make this week, including onboarding a new customer. So that took up a lot of time this week.

Automotive media business
  • My business partner and I ran some numbers and realized that it makes sense to purchase a vehicle instead of renting 3-4 days out of the month.
    • It's more expensive overall, but we will have access to the vehicle 24/7.
    • We expect the vehicle to cost $55,000.
    • We can rent the vehicle on Turo to help recoup costs when not in use.
    • We will have more time to film and plan our videos which will improve quality immensely.
    • Cuts down on 2-3 hours of travel time to coordinate rental pick-up and drop-off.
    • Saves time so I can reduce costs for video editing, scripting, social media mgmt, etc.
    • These vehicles are not available at the dealerships yet, but will start arriving at the end of February.
    • We are ready to lock in a purchase!
  • Had another potentially lucrative partnership opportunity come up this week for my automotive site.
    • I called my local dealership (highest volume dealer in the state for this manufacturer) and I had the right salesperson pick up the phone.
    • The salesperson is very interested in what we're doing and he does YouTube himself.
    • He is interested in letting us film (on-site) with their vehicles when needed and can also be in the videos himself to talk about the vehicles.
    • He said he could get us a very great deal on the vehicle we're looking at (could be what he says to everyone, though).
    • Haven't heard back from him yet (possibly because the end of the month is busy for him), so I will follow-up tomorrow.
  • Uploaded a new video
  • Published a new written article (which turned out great)
  • Updated 20 posts with info for the new 2024 vehicle model. 55 posts to go.
  • Have a few interested buyers in my other auto site. Auction ends in 7 days. Fingers crossed.
