I am current 19 and a Realtor still trying to find my footing in the business. I work a part time job for now and plan to sell a couple houses by the end of the year. That being said by next year I should have at minimum 20K, at first I was thinking of buying a rental property to generate cash flow but am I missing a better opportunity that I don't know about?

You are making plans to spend money that you don't have.

Instead of worrying about that, worry about how you're going to sell enough homes to have $100k between now and early next year.

Once you have the 20 grand in the bank, then worry about how to spend 20 grand on something smart.

I lost a lot of time and effort thinking like this. "Should I do X, or is there Y that'll make me more money?" It's a fools errand. Focus on your strengths, if you're in real estate and you know what you're doing def start building a real estate portfolio. Ignore all else.
