Hello TFF friends! I've been away for awhile working on myself and my business. I came back to check up on a friend and realized I had dropped off the earth for a few years. I'll try to do some meaningful updates in the future.

@Get Right -- any update? If you stuck with real estate, you should be a billionaire by now with how inflation has played out.
Sorry MJ, didn't hit Billionaire status ha! I guess I peaked too early and ran out of land before the big bucks started rolling around.

I still don't know how to get that burning passion back
Any advice ?
I'm not the best person to answer this. My mood/passion fluctuates a lot. I still find it pretty cool when a client really likes my work. I've stolen the phrase "valued responsibility" as my key to keeping my engine going.

What does this mean? Did you flip a bunch of real estate and then stop?
I built a spec home building business. It was pretty successful, so much that I built out all the lots I owned/purchased. I believe MJ was saying that if I still was selling at that rate and in this climate I would be a billionare.

I didn't close the business but switched to custom builds ($1M+) for the time being. I am about to switch back to specs now that I have been able to source some more land.

Why not do both? That way you are diversified between risky projects and safer projects. If your specs take longer to sell, at least you’ll have cash flow from the customs.

Why not do both? That way you are diversified between risky projects and safer projects. If your specs take longer to sell, at least you’ll have cash flow from the customs.
Several reasons but the main is that I am sick and tired of custom clients/owners.

So there's a housing shortage in general. And here, in Sedona, there's a terrible shortage of "affordable" housing. Is there not enough profit in building smaller houses or apartment buildings? The need seems to be massive so I'm assuming there's not enough money in it for builders unless they get Federal funding or partner with cities.

@Get Right I have some boring questions for you that you have probably been asked hundreds of times.

  1. Looking back to 21 years old, what is one thing that you would tell yourself to stop worrying about or wasting time thinking "should I"?
  2. When starting your spec house business, what was the first course of action to get to your first plot of land to build?
  3. You mentioned your daughter has been working on becoming a professional golfer, how has she developed over the years? And how have you continued to help her grow in that regard?
Thank you for the thread brotha! As you can see, we all love and appreciate the value you are providing to all of us. Especially, the fact that your business is a rare one for this forum, opens up so many creative ideas for readers past just the software/copywriting/web-design/e-commerce repetitive businesses we tend to see on here.
(My hypocrisy only goes so far as I am working on a web-based service business atm)

Yes, in Florida there is a huge shortage. Biggest I have seen in my life.

"Affordable" housing is non-existent. It can't really happen now without subsidies (which are few and far between).

On most homes I average 13% profit. The problem is that it takes me the same amount of effort for a small house or a big one. I would have to make it up on volume which I am not set up to do.

Apartments are a gold mine right now. I am 100% not set up to build those, they are reserved for the big commercial boys unfortunately.

The main response I see to our housing issues are the development of "RV parks" which are used for long term living (since you can't really have mobile homes in FL anymore).

1. I would counsel myself (basically what MJ's books do) to find a way out of the JOB and into ownership as quickly as prudent. Second "stop worrying" thing would be to not keep considering a JOB (as the backup plan) for the rest of your life.

2. I saved up $30k from my Architecture business to purchase lot #1.

3. It comes and goes. I'm waiting on the "Practice makes Perfect" lesson to settle in for her.

So today is a milestone for me. I year of applying what I have learned from the TMF and the great people of this forum. To @MJ DeMarco and all of you that have helped me along my path - a big Thank You!


In just 1 year I have started 4 new businesses, attended B&P, attended C&B, joined a mastermind, spent countless hours and $ on improving myself, joined a gym, changed my diet, studied business psychology extensively, learned how to build and market websites from scratch, became a better husband and father, mentored a few people, and countless other improvements that have totally changed my life for the better.


I have failed at things but am not afraid, have succeeded at things but not become blind, won the battle against judgment, smashed many limiting beliefs, and can generally "see" things better.


If you haven't made the decision to jump in here and get your hands dirty, please do. The TMF family has always been here to help...for free and very genuine in my experience. Ask the best questions you can, do your homework, and provide value along the way to others.

I was involved for a few years in a company that puts out about 1600 prefabricated timber-frame houses in a year. I was doing logistics mainly, but was also involved with sales part. Imagine a small town in Europe Poland of maybe 30 000 people having 3 such companies :) I might have some interesting insights for You and the rest of interested people here, so if You have questions, just ask away.

Thank you for posting especially the follow up describing the hard road you had to endure and how it was rewarding in the end. As someone just starting out and trying to learn and grow would be able to elaborate on what B&P, C&B and masterminds is. I finished reading The Millionaire Fastlane Monday and today is Wednesday so this is all very new to me.
