Can't decide if this book idea is amazing or terrible

I'm a real estate entrepeneur located in Sweden. I focus on rehabbing old houses and turning them into short term rentals. There are plenty of books covering this concept and they are mostly written by americans for americans. As I started my journey I wished there was a book that was more appliable to my country. I learnt what I could by the books available and applied my knowledge and tested the waters. Through trial and error I have came up with a system that works in Sweden. I never considered this type of real estate to be CENTS, but good enough for me to start with to create myself the freedom to work on my real fastlane venture.

I have been writing on this book on and off for a couple of years but i'm hesitating because I'm having problems with gauging the market. I know for sure that this book will sell, but will it sell enough to be worth my time? I would be the first person in this book niche. Perhaps I could even become the go-to person for information on this niche topic.

My current plan is to write articles on a blog and that way test the market scale. However i'm scared of the results. What if it turns out that the market is too small. Perhaps then I would give up in a market that could grow huge. Another idea would be to translate the finished book from swedish to english. This would remove the uniqueness but would become more scalable.
