I am allergic to something but can't figure out what. I sometimes start sneezing like crazy and then it's gone 20 minutes later. Have never been able to figure it out but it never was bad enough to go to a doctor either.
In a shocking experiment, random beachgoers in San Diego, California are asked if they’ll sign a petition supporting the arrest and detention of all unvaxinated adults until they agree to take the C0VlD-19 VAXCClNE.

There’s only one land owner in America. The US government.Getting pretty bad out there.
I guess property ownership in America is not a real thing.
I agree with you. There’s only one land owner in America. The US government.
If they can decide EVERYTHING with regards to your land, you don’t own it.
Let’s see, they charge you for it and choose how much to charge you for it. They can build something on it if they want and give you whatever they think it’s worth when they do. They can dictate to you what you can build on it. After you get permission to build something on it, they can decide if you can even charge for the value you created on it. If you are lucky enough to be able to charge for that value, they’ll take half.
Yeah, real estate is close to becoming dead to me.

If adopted, the EU’s Artificial Intelligence Act will be the world’s most restrictive regulation of the development and use of artificial intelligence (AI) tools. It will not only limit AI development and use in Europe but impose significant costs on EU businesses and consumers. The AIA will cost the European economy €31 billion over the next five years and reduce AI investments by almost 20 percent.
Unfortunately the EU is king when it comes to bureaucracy. Which is hardest, of course, on small businesses who cannot afford large legal teams. How Much Will the Artificial Intelligence Act Cost Europe?

The EU embracing the good old Dark Ages. Let's make innovation so restricted the European countries will feel like an open-air museum compared to the rest of the world.
Luddites rejoice.

Yes… here a new law has also expanded VAT to be payable on ALL non-EU purchases, wether those companies are members of VIES or not. For me, my partners are ALL non-EU, which meant a +20% spike in virtually all my costs. It’s ridiculous. I’ve been paying thousands upon thousands in taxes these past few months… not only does my REVENUE get taxed, but now also my COSTS. It’s double dipping if there ever was anything like it… Literarily putting a hand in each one of my pockets!I still can't believe they pushed the ridiculous cookie notice law that wastes so much time of so many people (I hate closing the "we use cookies" popups on every damn page).
is a sick society.
$3k in development is a rounding error. I have bad news, you have way more “fails” in this business than “wins”.F*ck. No disrespect if anyone is a real estate agent on this forum, but I'm fed up with some agents. They are f*cking useless.
I found a perfect assembly opportunity for a development. I retained a planning firm to see what the city requests will be to permit the rezoning and the timelines/costs we would be looking at. This was all relayed to my agent and I told her to tell the listing agent, to keep us in the loop should any offer come through.
I do a random check on the listing today, and it's marked as conditionally sold. Guess what? My agent never spoke with the listing agent otherwise she would've been notified of the offer.
I spent $3000 retaining the planning firm for a preliminary report that's due tomorrow. Like WTF?
What is the point of an agent?
It's my fault. I should've spoke with the listing agent myself.
Haha, you're right.$3k in development is a rounding error. I have bad news, you have way more “fails” in this business than “wins”.
Work with brokers, not realtors. CBRE, AY, Colliers etc. Need help? DM me. I’ve done this once or twice lol.
Two quick things:Haha, you're right.
I'm just frustrated because I could've made so much on this deal... it was like a hidden gem. What most people didn't know was that I had the adjacent lot in a potential off market purchase... it was pending on this specific lot. Ughhh!!! It was the perfect townhome site
Thanks for the advice on the brokers vs realtors. I'll definitely hit you up.
Governments and the system doesn’t want you to retire until after you are dead. That’s ideal. Or retire and boom, next year - out. Otherwise it’s a drag on the system.I just found an article saying that retirement would have to be postponed to 70 years old by 2060 in the EU, to maintain it as it is. This exactly concerns my generation. Actually, this is even quite optimistic as one of the hypothesis is that there will be economic growth at the same time, which is far from being guaranteed here. And we're not even talking about the pension's amount.
So, you work and get taxed your whole life. You finally and happily retire at 70 years old to enjoy life and your newfound freedom. Unfortunately, your pension is so low that you have to use your savings. Then, you get sick at 80 years old and spend the remaining of your savings paying for a nursing home. Full circle.
What a depressing thought. I'm so grateful I came across Unscripted . Keep working !
It would have been a lot better if the government never started the ponzi scheme in the first place, didn't have all these taxes, didn't inflate your currency, and you could just pay off a home and let money sit in savings and coast on by peacefully.I just found an article saying that retirement would have to be postponed to 70 years old by 2060 in the EU, to maintain it as it is. When I was in High School, one of my teachers retired and 3 days later was told he had terminal cancer. Within a year, he was dead.Governments and the system doesn’t want you to retire until after you are dead. That’s ideal. Or retire and boom, next year - out.
