Hi, all!

I've been a lurker off-and-on for years and only became an INSIDERS this morning.

Why?

....because I've gotten a lot of information, wisdom, motivation, and entertainment from this group....all without spending a dime.

So, now, I am going to repay this group.

I specialize in getting real estate leads (prospects, really) lists directly from public records offices. That includes such things as:

• Eviction records
• Estates (probate)
• Arrests
• Divorce filings
• Tax delinquent properties
• Utility delinquency/shut-off notices

Years ago another investor asked me how I was getting my phone to blow up with hot leads and when I told him I am sending mailers to leads I got from public records, two things happened:

1. He was shocked that you could get leads from public records offices (often for free!)
2. I was shocked he didn't already know that. I thought everyone knew that!

Realizing there was a knowledge gap, I put together an instructional manual to teach other investors how to get such leads. I tossed it online (first on clickbank; now on shopify) and started selling it.

Famed REI podcaster Joe McCall got wind of it, liked it, and invited me to be a guest on his podcast. It is episode 75...if you are a fan of his.

Anyhoo.....I wanted to share the contents of that instructional manual for you all as my thanks to such an awesome group.

If you don't want to fork out the $$ for an INSIDERS sub, where many of us (myself included) share private or privileged information we don't want to appear on google - then don't.

I make no claims for the quality of Ken's product. It could very well be hot garbage. But if he thinks it's private enough to keep away from public eyes - the INSIDERS section is a great place to put it.

More words doesn't guarantee more value, just more reading.

I don't do anything without "looking back" because looking back is called reflection. Reflecting on what you tried and the results you got is an important part of figuring out if it makes sense to keep doing what you're doing or not. On that note, paying $10 a month for KU is something I tried, and did not continue doing because most of the books sucked.

That's simple to answer. For the same reasons I STUDY your posts Lex.

Not too long ago, I didn't even know the terminology of what I am now doing (internet marketing). Forget about asking me how I was going to do it. I was completely clueless.

I'm glad to say that I'm doing something about that.

I know a lot, but only about a very few things. So I deal with who I am and what I have to work with. I'm a great teacher to anyone, including myself. I have a great method for that. Three books. The first one would ideally be a beginners book - a Dummies guide. The second would be an intermediate book - a textbook. And the third would be an extensive advanced guide/bible. There you go. In three weeks I can go from not knowing anything about a topic, to being able to hold my own in a conversation with almost anyone. From 0 to 90 in three weeks. I should write a book about how to learn and master skills - from books - the irony, huh?

I have a life-long love affair with books. So much so, that I dropped out of college because I didn't need anyone telling me what I just read. I read it and did my homework, and then we're going to spend the next day discussing it? Do I look like I can't read and comprehend? So, now I just buy the books and go much faster on my own. No fancy degree for me. Too bad. College was just too damn slow. We have this internet thingy now. I'm surprised it has not completely taken over teaching our species. It should have. I guess, as a species, we're not really that smart, or we just prefer to follow the path of the most profit. (Yes, I know that internet learning exists - but it isn't as dominate as it should be.)

Case in point: how did I find this place, and why am I even here? A really good book...

I find the books I read are well worth my time. Some of them have too much basic information and/or theory, but that's okay. There's still juice to extract.

My latest rediscovery: YouTube. I have found some tutorials there that are almost mini-seminars. I'm learning a program now, and YouTube is a crash course in getting me up to speed. Some people really put in a lot of effort to make great videos there. God bless those kind souls! AND God bless you Lex for your great posts.

Sometimes I fantasize about having a nice simple business. Why couldn't I be a painter or a carpet cleaner? Why am I always drawn to the gladiator arena of business? Why can't I be the guy selling popcorn instead? LOL.

I think people are like dogs a little bit. Ever notice how some dogs are content to just lay around, and enjoy life? And others are full of piss and vinegar, especially if some other dog just MIGHT be a little too close to their yard, as they pass by? I want to be more mellow, but damn - just can't get that piss and vinegar out of my system...

Gotta climb that mountain. And if I can't, I'll work on figuring it out until I can. I guess I should have started with that sentence first. I'm not going on a wilderness trek, or climbing a mountain, or going scuba diving - without learning a LOT about it first. Even something as simple as skiing. I took the full day lesson. Twice. It didn't work out for me - but I sure gave it a hill of a try. With the research I put into such basic things - which I know a lot of people don't - I'm sure NOT going to go into business without being as prepared as I can be.

That makes as much sense as dropping out of the forum because you don't need anyone trying to discuss with you what you've already read in The Millionaire Fastlane .

Learning facts and figures from a book is just memorization.
Discussion and debate surrounding those facts and figures fosters a well rounded education.
Critically thinking about those discussions and debates and forming your own conclusions helps breed intelligence.
Putting that intelligence into practice is what brings you wisdom.

It genuinely sounds like you said "F*ck it" after memorization.

Thansk, I will take a look. And yeah I agree about the market, we have to do some more research for sure and spend time to find the right place but with the market we are thinking more along the lines of flipping so the market doesn’t affect us as you know the c in cents is control and you can’t control the market. We are in Australia so not sure what you mean if that’s expensive or cheap sorry.

You'll never be prepared for what books written by people without experience can't teach.

I happen to agree with everything you said.

However, it doesn't apply to me.

It may surprise you to know that I've been in real estate, full time, for almost 20 years. In Denver. Not Hicksville.

If you knew the people that call me on a consistent basis for my help putting deals together, or analyzing deals, you would be amazed.

Nowwww, after that arrogant little self promotion rant, let me also say that I sure didn't learn this on my own. I have read books by the dozens on my line of work. Hundreds more on other lines of work.

I have a team of professionals that I work with on a regular basis, and although we are all independent, we regularly consult with each other. But only on the "hard" stuff. Not every little thing, like the college classes I had did.

My bucket list has "write books" listed on it. After you're read em all, and practice (not memorize) the work on a daily basis for years on end, you reach the end of the road. Then what? Then, if you're like me, you start doing things on your own that go beyond what is in the books. That's a big part of the reason why my clients call me. I can take them by the hand into areas that other "professionals" wish they could, but can't.

It's a lot like being an attorney. Anyone can master it in a few years at the right school, right? Right. Anyone can. Go ahead. And then, see how high you can climb the ladder of success. Making millions of dollars from doing it is quite a different thing. Do you want a good enough attorney, or a good attorney. There is a world of difference.

And the really really good attorneys don't need someone to discuss things after they've read them. There is a point when you DO begin to master your trade, you know. I should certainly hope I can master SOMETHING that I've been doing every day for a couple of decades. That's not to say that "time in grade" means you're improving along the way. This isn't the military where you get promotions based on a set time line. I'm self employed, and I get promoted when I can do better work, and only then.

Okay - I've justified myself enough for today. Back to work. Thanks for the break - it was kind of fun.

You'll never be prepared for what books written by people without experience can't teach.

It's hard to argue with that. I agree completely.

I just bought a book by Jerry Norton. I actually know his mentor that got him started in the real estate business. He used to live in Denver. But now, Jerry has now taken over the lime light.

He's as much of an expert as anyone can ever hope to be. But his book is only a buck. Don't judge him by that. This guy is a genius.

That's just one of many that I know of, and study in depth.

There are many here that are too quick to criticize others, I've noticed. There is no franchise on expertise. Others have it in abundance, as well. Not only do I buy books by people like this, but I know many of them as well. It's a big world out there. Lots to see and learn. Don't underestimate it.
