For not being able to pay the rent on time?

My favorite one I received recently from a tenant that I will allow to break their lease and move.

"Its Christmas"

I had to do all I could to not take it personal and blow a gasket... I thought to myself, its Christmas for me also--give me my money" After explaining to her that its a +50 late fee + 5 a day after and eviction proceedings will start on the 6th, I received part of her "Christmas money" to pay the rent...

I agree. "It's Christmas, come on man!" was number one this year. You are right, it's mine and my family's Christmas too and I have to pay my mortgage. I tell them that if I don't pay the bank will take this building from me and remove you from this building without blinking.

I actually had a new tenent ask if they had to pay the whole rent they where 2 dollars short asking if i would waive the 2 dollars... funny my mortage wouldn't waive it or grocery story would not waive it, but a landlord should.... funny they actually got mad and thought i was a bad LL for enforcing them having to pay the full amount.

Got this one while on vacation in Florida last June. Called to find out where the rent was and the tenant was in Vegas. Said she forgot to send it before she left. When she got back she claimed her boyfriend stole it while she was in Vegas. I had to cut my trip a bit shorter than planned because of this.

I used to get a lot of these... Everything from "My husband left me" to "My roommate is a psycho", to "I lost my job"

I got sick of dealing with dirtbags directly, and hired a Property Manager. The best decision I've ever made. For 10% per month, I don't have to hear, see or deal with any dirtbag renter CRAP. :) I just watch as the funds are directly deposited into my bank account each month, and go on my merry way.

What happens if the Property Manager is unable to collect? Do they just go straight to eviction after a few days of no payments?

You can have them do whatever you want. I usually have them post eviction papers 2 days after non-payment. I've never had a tenant that didn't get scared at that point and pay up, or move out asap - forfeiting their deposit.

Lol, This sounds similar to me, I had started a great six day vacation to Las Vegas, when I got word that a tenant had moved out in the middle of the night.. So I had to have my on call handyman go down and quickly change the locks while I was at the baccarat tables with a cigar.. Needless to say, it almost dampened my trip..

This was funny (even though the rent was not late...):

Tenant: I am calling to let you know that I will be away this summer for several weeks. Since I am not going to be here that much I was hoping you can reduce the rent for July and August.

Me: Sure. Let me know what day you will have the place vacant so I can start advertising for a new tenant, but I really can't guarantee they will move out by the time you are back.

This was the same person that would always call when the rent was due to ask what her rent was as she couldn't remember the amount! :rofl:
