Gotta ask, L/O on all 6 houses? Are they all occupied with tenants? What was your option fee on them in order to pick up the equity? If they can be sold within the option time with little to no effort it could work out great. With 50k in equity you could sell it for 20k under market and still walk with 30k minus expenses, including the option fee. Not a bad way to make a quick 20k+.
Tell us what the exit plan is and it might make more sense.
Jackie, I did ask for details and am interested in the option part. How did you get an option to buy without an option consideration? The lease option had to have had a consideration for the option. Are you saying you got the option to buy these houses without consideration?
