Today my wife and I "officially" start our house flipping business. I put this in quotations with a heavy grain or seven of salt because we have had a real estate investing business in the past. We flipped and help a few houses but never officially flipped just to sell until now.
We put this house under contract the first week of February, we got into the house to work today, June 1st... It's been a journey... That all said, the owner occupant TRASHED the place and yet I feel myself being ecstatic! We have overcame so many challenges on this property and deal in general just to get to this point. I feel like even one or two of the issues we have faced would have been enough to turn people off of this house or even this business. I feel a sense of pride from coming back from selling out our business a few years ago out of necessity (bad financial decisions led to some tough times BUT great growth and education) and overcoming these challenges.
This deal isn't so much a new chapter in our lives but truly a new book in our lives I feel. The margins on this house are fantastic, especially when you look at the fact that we technically have zero cash invested in this deal. I love that this deal has already forced me to grow and expand upon our business. I have really taken the CENTs approach to this and also CLOCKWORK (If you've read that one you know) and put a ton into place just from trial and error already that will help the next hundreds go much smoother (theoretically).
I just want to leave you all with this, adversity creates growth opportunities. Lean into it, see what the challenge can teach you. I have found tremendous motivation within this.
