July's goal-I created a simple prototype but from process and error I came to the conclusion that the product needs to be more appealing. So...



For the month of August-

1. Create another prototype of my product that is more appealing to the consumer. Done
2. Finish books that I started in late July. Done
3. Enjoy the rest of my summer vacation- :urock2: Almost Done

Goals for September-

1. Find a good patent attorney
2. File for a provisional patent and maybe create an entity.
3. Pass my drivers test. :fastlane:

Currently our situation is quite different here in Edmonton, Canada. Residential has levelled, and commercial is still going quite strong from a cashflow point of view.

Downtown Office Building
- Finalize lease on main floor with International Tenant
- Begin work on long term financing for this project based on current income levels

Strip Mall (1), Northside
- Renegotiate remaining lease with tenant

124 Street Retail/ Office Plaza
- Enter negotiations with interested parties for purchase

St. Albert Retail Plaza
- Finalize 7-Eleven lease
- Complete Chiropractor's proforma
- Complete lease for half the remaining 1700 square foot vacancy

Strip Mall (2), Southside
- Find Medical user for fully fixtured 4,000 square foot space

Regional Mall (100,000 SFT) Purchase
- Confirm remaining partners
- Finalize purchase agreement
- Complete Due Diligence

Yoga Studio Business
- Find Operating partner(s)
- Finalize lease agreements for space

I think that is all I am working on right now.

I have been slacking on this thread as well. No written goals for July so I will start with August and plan to be more attentive next month.

  • Sign two contracts to buy property in FL - Zero contracts signed - 5 offers submitted, 3 were out-bid, two are still pending
  • Sign one contract to sell property in FL - No properties sold
  • Obtain 3 bids for work on PHL property (pending offer acceptance) - 3-4 offers made in PHL. So far, none accepted. Have found a few great options for contractors in the process.
  • Interview at least 4 candidates for Bookkeeper/Assistant - Interviewed and hired one great candidate for 100% of our Bookkeeping!! This guy owns 30+ properties himself so we are very happy to have him on board.
  • Get a new door on 4th Street!!! - No door on 4th Street!!!
  • Run 3 days/week - give or take ;)
  • Start morning meditation - this did not go as planned
  • Go to the eye doctor - appointment scheduled for Sat

I did not check off as many items on the list, as I would like this month but it was a pretty good month overall. We are learning more and more about the PHL market and starting to get some really good leads (now just need some closings).


Goals for August:
  • Sign 2 contracts to purchase property in FL
  • Sign 1 contract to purchase property in PA
  • Get new website up and running :)
  • Get the Freaking Door on 4th Street!!
  • Run/Yoga & work on meditation

-Worked intensively w/Public Works to get parking lot, easements, and drainage items done
-Submitted plans for new 5 room B&B to City (will we ever stop?!)
-Found great solid wood panel beds, got 'em at a discount. :)
-Decided on fabric for rooms (bed runners, pillows, and some interesting wall hangings) Way cool stuff.

For September:

-Get 14 room B&B ready to open (too many things to mention, we'll see what gets done)
-Build occupancy and revenues, pass last year's numbers
-Get finals for electrical, plumbing, sprinklers, fire alarm, HVAC, and (hardest one): ADA
-Work w/City if they have any questions re the new 5 room B&B

Re-organized and simplified (I hope) The Ultimate Solution website.
Solidified a partner
Opened the door to adding another potential team member
Added additional source of income with vending machines
Added additional affiliate sources of income

Concentrate on list building

Getting ready to redeploy from Iraq but made very good use of my time to work on my side ventures.

- In September/October, bought a domain and working with Kerry (Wildambitions) to go online Jan 20, 2010 with a forum. More to follow on this on a future post as I continue to build the site.

- Identified my target area for my next real estate venture. Working with a realtor and lawyer and prepared to make a few deals on fourplexes.

- Change out of command on Nov 18, 23 months in command total. I need a break.

- Spend some well deserved family time.

Trying to sell my 2nd house for this year. I want to meet my goals and pay taxes on the earnings this year. Hopefully it works out.


I'm also looking for a anothe deal, when this place sells I'm going to have a lot of cash just looking for a new home.

Finally got all my vacancies filled.
Just got a 3 year balloon note renewed at 1% lower rate.
Had a mobile home deal fall through.
Negotiating the purchase of a 5 unit apartment building.
Making offers on and negotiating 1-2 mobile home deals a day.
Selling flat bed trailer to buy a 20 foot enclosed trailer(serves several purposes).:fastlane:
Organized a chess club for my students at school(fun).

- interview for a possible new job with someone I worked with before (oh and I have less than 7 years to retire from the Army) :banana:

- Started my social media consulting business
- Received a small business loan to fund this business
- Hiring a copywriter to rewrite a sales page for an eBook I'm selling on how to start a cleaning business (my wife and I own one)
- Hired a manager to take over the daily operations of the cleaning business
- Started laying the foundation for a new blog

Been a busy but fun month- and Santa hasn't even stopped by yet :D

Sold all my shit

Moved into an apartment

Setting up new routines

Trying to figure out the best way to change my daily work habits. Right now (aff stuff anyway), I'm trying to ultra simplify things and make myself feel at ease by only having one goal everyday: Build one website. That's it. Start to finish, for the next 30 days.

I'm doing this to change my lifestyle. I want to workout at lunch, watch mixergy, have thinking/brainstorming time everyday, eat healthier and at home more, etc...

I'm a month behind though... this "30 days" for me just started, so after January, I'm going to begin working on rolling out my own brands, and quitting affiliate marketing*)

* OR, populate my target markets with affiliate sites that can marinate for a few months, only to be switched over with my products in the end. This is a strategy I have been working on for a long time... if you do it right, your affiliate income for each site will pay for the promotion/release/launch of your own products under your own brand. ;)

PS- living in an apartment is weird!

I took Bilgefisher's kick in the a$$ to us all to quit talking so much about success and start taking more action to achieve it to heart.

GOAL: Buy $30 Million more in mid-sized apartment buildings in 2010.

SO FAR:
-I looked up a ton of mid-sized apartment buildings for sale and crunched preliminary numbers. (which are usually BS. "ProForma" means "Pie-in-the-sky, Alice in Wonderland" numbers. 12% cap rate my a$$...)
-I contacted more top Commercial RE Brokers to get more info on their listings (& P&L and Rent Rolls, etc. Oh yeah, the REAL numbers)
-I contacted more mortgage brokers for commercial loans to have more options than those I have used in past & to find out current LTV ratios and rates, etc.
-I flew to Texas and saw a bunch of apartment buildings.
-Due to lack of inventory, I am expanding my search of areas and am also proactively contacting investor and owner associations for other potential leads for buildings for sale.

I have been up to cleaning, organizing and decluttering my house.

I have come to realize that I use cleaning, organzation as a means to procrastinate, so if I get rid of stuff, less clutter, then the less I have to clean and organize, and if I keep stuff clean right now. The more I can focus on my project.

I'm doing all this so I can kick off 2010 with full speed.
