Thanks for the list!

So, in short, almost everything, and for most of the items, there is a permanent demand.

Good question. You could post an advertisement in your local news paper (or online classified site) and see how many people get in touch. Then tell em' you've already rented it out - but you'll keep their details and get in touch when the product is available again.

I can say with certainty almost anything wedding related can demand seemingly outrageous prices.

What's the plan on that one for passive income?

Some great material for brainstorming here. I was thinking of starting a thread on possible passive income sources but it seems like you have already summed it all up.

Not just portable toilets but high end portable restrooms with running faucets... Big money in those. And if your wondering , I can build them.
You know what I mean?

I would rather pay $30-$50 to enter one of those at a outdoor event/concert than use one of the 10 or 20 shit filled ones that has had 300 people before me.

I remember seeing this somewhere; people were lining up at the DMV for hours and then when they were about 10 min. from being served they'd send a quick call or sms to the person they were in line for and that person would come and take their place.

They do the same thing for filing court stuff (things normally paralegals do - but at like 1/3 the price).

Fast forward to: 32m19s

Of course you don't want to do it yourself, you build a company and find people with "extra time" they don't mind wasting and your company just takes a cut - like a middle person.

Obviously you have to pay someone to manage/maintain them for you - just as you would pay a real estate management company to maintain your real estate portfolio for you.

People rent bikes, people rent cars..... think tourists. Think; people looking for adventure. You could create a company that goes on 20 - 30 mile rides around the country side in groups of 4-6 people where you rent your electric bikes and people get to enjoy the country air and scenery for $100 a pop (15 of those rides and you'd have your investment back in full - after Just 1 month you're making a profit - minus maintenance, staff cost, insurance and storage). Get creative, find a need and solve it.

30-50? Its an idea I have had as the festival loos are disgusting. I wonder how you could make a concierge style portaloo arrangement profitable. Pay per use? Pay up front and get a wrist band? The loo is cleaned after every use and limited to those who pay.

Yeah, just have a cleaner that cleans them every 6 hours or as needed.

Pay per use $20-50 paid upfront - depending on demand.

Have it very classy with in built speakers playing music, air freshners, hand driers, high quality WC paper, VERY clean and of decent size. People should feel as if they went into a bathroom at a 5 star hotel. Well, maybe 5 star is a little bit over the top, but you get the idea.

Of course this just theory, you have to do your research and find out if there is a need for it and how much people would be willing to pay to use a luxury toilet (ask people at those events while they are standing there, waiting to use one of the nasty free toilets provided by the event hosts).

This is funny. I just ran a 202 mile relay this last weekend. There were 1300 teams of twelve people with relay exchange points every few miles. The race was approx. 24 hours long.

The porta-potties lining the course had lines at every stop. I was trying to "get ready" for one of my legs at 2:am and there were lines!

The company had a sign on every station. They were called the "Honey Buckets".

They were always clean and well stocked. I wonder how much they make off of the thousands that line the course?

Yep. I once participated in a marathon that allowed you to pay for an "elite experience". For $100 they provided special busses, coffee and snacks, heated warm-up area, and heated porta-potties that did not have lines. If you have ever run a marathon with 20,000 participants, you can see how crowded it is at the start and how difficult it is to get to a bathroom. This is a service that I gladly pay for.

I would say renting cars is not passive, unless you own a huge rental company and have lots of staff.

If you're thinking of getting into that industry and starting small then you're going to be dealing with a lot of headaches/heartaches. I know this from experience - I don't run a car hire firm myself but such companies have been my main clients for several years.

At the bottom of the market the margins are ridiculously tight and you can't compete with the big boys (Hertz, Avis, etc.)

At the top of the market people treat the cars like shit (so maintenance is a nightmare) and imagine someone wiping out one of your Ferrari 458s that was fully booked for the rest of the summer. Just happened to my client.

I would not class them as assets unless they were making you money as taught by my friend who has 2 dads (1 rich and 1 poor).

On the topic of renting out things...5 years ago I bought a house to live in and rented 2 bedrooms to friends who needed a place to live. Value for them, and allowed me to purchase another house to repeat the process. Now up to 15 houses that provide around 7000 a month of passive income. It's been a great learning experience, however the scaling part I have failed at. To be in the fastlane you need to serve millions. I have been intrigued for a while now from expanding to renting real estate to renting almost anything and have the internet be a hub for people to connect who need or want to use something they can't justify buying to just use one time, ect. This thread has been an eye opener for me that you can truly rent almost anything to provide value for someone else. Is anybody on here actively renting products or services? We would love to hear about it!

Well done! $7K passive is an equivalent to a $1.7M nest egg at 5%. Do you think we are flirting with a market top in housing?
