When i was younger i was completely against JV. Why share profits with others? As i got older and researched, found out how things really work i realized JV are great in some situations. I have been having this conversation alot with older people who have never got involved with JVs. All of there attitudes are negative and say why only keep ...% of my money, but it seems so arrogant to say something like that.
If you are building a home to say as an investment for lets say 250k, maybe hope to sell it for 500k. Great you made 250k on your own, you wake up with all the stress, deal with contractors plus paper work which usually your better at one, not both so there is a big weakness already. Someone savvy with paper work might know ways to get permits etc quicker.
Now if you have an investor to lay out 5 millions to build a home, you build it and split profits. You hope to sell the home for 7 million. So now because of the investor you are in a better market ( less competition) less stress, better subs..etc. So now you would be making 1 million. Except now your sharing the 2mil 50/50, people have said id rather make the 250k on my own, im not sharing with others.
Is it me or is this just negative close minded people talking? They are arguing their way is smarter, meanwhile they will build homes their whole life and maybe still never get to the big projects. Plus, now its not your money laid out at night so you can sleep better..etc. Am i crazy or is this just everyone else's slowlane negative attitude??
