Hi everyone,
I'd really like some feedback on an idea.
In a nutshell I want to invest in real estate. That hasn't changed what I have seemed to notice is while there are good sources of information the ratio of crap is distressingly high.
That being said I was thinking of (obviously results will vary by execution)
Invest in Real Estate (hard asset)
&
Developing a platform to discuss/teach real estate investing (website)
Pro/Con Thoughts
Leveraging my expertise as far as possible: Profiting directly by investing/indirect by teaching
Real estate investing is more gradual and capital intensive (cash poor) where as my website should be extremely low over head (cash rich) and I could re-invest all the money into properties which would further my expertise (create better educational products)
My problem/dilemma is I was thinking that if I am investing in real estate and then teaching people my strategies I've learned that I will be saturating the very market I'm trying to profit from and therefore essentially cannibalizing my hard earned expertise.
Is that unfounded? I mean I'm thinking if they don't get the information from me, they will get it from someone else. If they are not motivated to find it some other way well then they aren't my competition (IE will buy crap but never execute on the expertise)
Your thoughts/feedback would be very welcomed
