My Action for April - May 2009

1. Quit my current job - early May. Become Entrepreneur Full Time. I feel eager to quit. Sometimes afraid to quit current job with good paycheck. Sometimes both.

2. Kick Off UAV Dev under Technopreneur Grant - May. Get Investor to pump in. (Going on 50-50 chances)

3. Kick Off Affiliate Site (Research and Readings)
- Create CB, CJ, Affiliate Account. (Done)
- learning CPA Marketing Strategies (Half)
- Buy Hosting and Domain (May)
- Develop nice portal (Req. and Design stage)
- Test marketing strategies (running - no good returned yet. need to improve on this) :smxA:

4. Write My Own Book and Published (Current stage Collecting Idea and Information)

5. Develop Community Service Portal

6. Secure Job Contract for my business (Currently got LI Going for LA.)

7. Organize all filling and documents. Keep Organize, Clean and Record

Building houses and making money. One I get the currant one closed in two months I'm going to buy another building lot. I'll be starting on the 2nd in a couple months, and try to work a 3rd in.

For May, my plans are to:

1. Get my properties over to another mgmt company--and be DONE with the headache!
2. Lose 5 more pounds.
3. Get the refi's finished.
4. Make a couple of tweeks to the site including pagination, a city, state, country drop down menu separated.
5. A tweek or two on the home page.
6. Get primary home up for rent.
7. Start house hunting in Vegas (?)
8. Contact about 10 owners and pick their brains a bit about a feature I want to add.

Goals for April:
Achieved and exceeded! Averaged around 90% in my university program specializing in real estate business, and urban economics.

So far this month business-wise,

Just got back from a 3 day road trip (28 hours of driving round trip) in order to evaluate a burgeoning city in Northern B.C. for viable investment opportunities, and see in person a smoking deal on a parcel of raw land found on the MLS (I had made an offer which was accepted, subject to my inspection and approval of the parcel before I ever ventured out.)

Went and talked to local Realtors, city officials, and citizens; what they had to say correlated with what I had found during the course of my precursory research.

Did my due diligence into the economic fundamentals driving growth in the region, and determined that this city is positioned for a boom. Further, I also found definitive evidence supporting the presence of a strong demand, and extremely limited supply of low-density multi-family housing in particular.

The final condition precedent will be satisfied by Friday, and if all goes well, this will be a binding and irrevocable contract.

Summer semester starts soon, and my chief objective is to finish that semester top of my class.

Forget about what I had for March and April. Missed those anyway.

Beside all the hard working hours spent on the project. The web site has generated small passive income from the AdSense and affiliate program. No surprise though.

Goals for May:
  1. Move web site to a better hosting company
  2. Get New SSL Certificate installed
  3. Get payment process integrated to the system
  4. Finalize sales cycle and procedures
  5. Create downloadable form for customer to signup offline
  6. Make real profit

Can't believe it's June already.

Goals for May for SLS:
  1. Move web site to a better hosting company - Done
  2. Get New SSL Certificate installed - Done
  3. Get payment process integrated to the system - Shame on me

  6. Make real profit - Made $17.14 from AdSense in May on SLS site. Not bad for 3 months old site.

Goals for June for SLS:
  1. Finish Authorize.net payment process integration for recurring billing - Thanks Kenric (Biophase) for tips.
  2. Finalize marketing and budget plan
  3. Figure out what affiliate program to integrate
  4. Hire sales, editor, guest writer, intern, etc
  5. Continue making profit

Goals for other projects:
  1. Find a new supplier for e-store #1
  2. New Ad Campaign for e-stores #1 and #2
  3. Start a new adult community and e-store #3
  4. Start a new portal for a FDA approved drug
  5. Find guest writer and freelancers to manage the sites
  6. Invest condo properties in N. Scottsdale
  7. Cash out and reinvest on other stocks

This last month of May has been one of my most productive months. I have come up with numerous ideas, researched them and even began drawing them out. I now have a designated folder were all my ideas and drawings are placed. I have now come to an idea that I have researched consistently and I see that there is a need for it. My competition is very little and it solves an everyday problem.

So.. My goals for June are...

1. Begin the design of the product. Make it simple to use.
2. Research it more extensively.
3. While going to Europe and Africa for 3 weeks for vacation, see if the problem exists there also.
4. Be very observant how Europe changes every year in products and technology.
5. Create a personal prototype.

Property 1 is closing in 3 weeks, I'll be starting construction of property 2 soon, hopefully it sells fast. I'm already looking and might have found property 3. Well see.

Very busy lately, but thats good I should make a few bucks this year.

I've actually started dabbling in code again and am looking to experiment/test with some new web business ideas. While I don't think business polygamy is a good idea, I've discovered that I have difficulty writing in the morning and that my small window of "effective" writing seems to come late in the afternoon.

What we've been up to in the past 2 weeks, and will be doing in the next week:

-Sand and finish all floors in big building for B&B (about 7000 sq ft worth, less the tile floors)
-Finish all tile floor in 15 bathrooms, plus tile showers and shower/baths
-Finish all 7 brick and 9 stone wall fireplaces (floor to ceiling for the stone)
-Finish all moldings and casings (over 50 doors, and over 1000 sq ft of baseboard!)
-Finish windows in attic (6 windows)-- all custom rebuilds (have to, it's a historic landmark)
-Prime and paint entire attic (1800 sq ft)
-Prime and paint 2nd floor guest rooms and baths (8 of each), plus laundry and closet
-Prime and paint 2nd floor hallways
-Start on 1st floor prep/prime/paint by end of month

Next month (Aug):
-Trim all electrical
-Set all plumbing fixtures
-Install and calibrate all HVAC
-Install all Fire safety lighting
-Get fire alarms trimmed and live
-Get sprinkler system trimmed and live
-Get Hot water heater system designed, installed, and up/running
-Get PGE to install gas
-Get curbs core drilled and drains installed
-Get ADA ramp poured or built (or get wheelchair lift)

OK, there's more, but I'm getting a hand cramp. ;)

Not much, since houses are not selling anymore I'm thinking about taking up another hobby.:coco:

I'll be starting the 2nd house in a couple of weeks. Other than that same old, same old.

Well, I am at the beginning stage of creating my product and I am excited to work on it because it has a niche market which can help millions of people. I'm still experimenting with the design and the best way to make this product work. :fastlane:

I quit my chauffeur gig, Sunday before last

Attended my first Real Estate Investment Club meeting a week ago

Added five names to my wholesaling buyer's list

Hooked up a buyer who has private/hedge fund capital with a seriously connected Bulk REO specialist; signed an agreement, with the specialist, guaranteeing me a nice referral fee on completed deals

Made contact with one of the most respected Wholesalers/Hard Money Lenders in Southern California who not only gave me great advice but also...

Facilitated a meeting with an investor friend, this morning, who agreed to be my financial backer/partner on deals

Incorporating my realty firm

Re-reading 'How To Make Millions with Your Ideas' by Dan Kennedy and reading 'The Magic of Thinking Big' by David M. Schwartz

As you know, building something for yourself is hard work. However it does wonders for the psyche. I found out about this forum through JScott's real estate blog. Thank goodness. Associating with a community of action takers, who refuse not to determine their own economic destiny, is a beautiful thing.

Over the last month or so, I met my banker will refinance one of my rentals in the next week. I'll make $300 extra a month with the refinancing.

Visited another rental property in early June and noticed the drain came off. Recommeded to my property manager to have it replaced. Since it was on the back of the garage, it helped that I took a walk around the property. The trip will be a tax write off and my family and I got to spend a few days in Arizona.

Filed my taxes and received a little bit in return. My accountant thinks that some tax write off will go away next year. She recommended adjusting my W2 to be sure I won't owe anything next year. My wife is a teacher and the accountant thinks that teacher write offs may go away.

Sold a couple of losers in the stock market and now seeing good gains on recently purchased shares.

Currently looking for a good package deal for a flight and hotel accomodations to Hawaii around Christmas time for another write off.

Read Millionaire by Thirty. Save your money and don't waste it on this book. Very disappointed after I started reading it. Also read Rich Dad's Guide to Investing which was good and refreshing to get my mind back to where it should be. The next book I'll read is Rich Dad's the ABC's of Writing Winning Business Plans.

For the last week in July:

Taking over management of a property management business. We have acquired an ownership interest (paid for with our time and knowledge). Now, it is time to evaluate, organize, and increase the book of business.

Learning all about HUD properties. Did nothing today but HUD, HUD, HUD. Wow.

Launching marketing campaign (online and off) for increasing business in that biz.

Launching the redesigned motel site.

Negotiating with a prospective lease/option person for one of the SFR's.

I have actually started to attempt to create some online residual income. Essentially I am boot-strapping to see what I can accomplish. Right now, I am creating content for HubPages, eHow, and Squidoo. I am outlining everything on a newly created blogger blog. No cost to me at all. Just using my time and wits to try to accomplish something.

Going to get several articles online for the month of August. Looking at trying to get 28 more on HubPages and several on eHow and Squidoo. My goal will be to earn $10 in the month of August.

I have been slacking on this thread as well. No written goals for July so I will start with August and plan to be more attentive next month.

  • Sign two contracts to buy property in FL
  • Sign one contract to sell property in FL
  • Obtain 3 bids for work on PHL property (pending offer acceptance)
  • Interview at least 4 candidates for Bookkeeper/Assistant
  • Get a new door on 4th Street!!!
  • Run 3 days/week
  • Start morning meditation
  • Go to the eye doctor

July's goal-I created a simple prototype but from process and error I came to the conclusion that the product needs to be more appealing. So...



For the month of August-

1. Create another prototype of my product that is more appealing to the consumer.
2. Finish books that I started in late July.
3. Enjoy the rest of my summer vacation- :urock2:
