I'd be happy to do a presentation on

-How I select a property using Cap Rates, COCR, and the Value Play sheet SteveO uses (for smaller properties -- mainly 4 to 10 units).

I'll show how I review comps, rental rates, etc. from my area.

I have only been at this for a little over a year but here's my list:

-Analyizing the purchase of a SFH or less than 4 units MFH.

-Management of rental properties.

-Dealing with the local governing body about building codes.

I can talk about my tiny internet business empire. Should take 15 minutes. It's a basic example of reading a book, implementing the idea and making it work.

Off the top of my head, it would cover the book "4hour work week", blogs, SEO, a little PPC, making money with no money all on a small scale.

I dont want to hijack the thread, but would any of the attendance be willing to film this speeches? I could make a mini site with a player or something to keep records. Its just that Im sure there are going to be awesome pieces of info there but I can't go :(

I am pretty ambivalent about the video, it's your camera and your risk if I break it. The audio, on the other hand, I am not so sure. I come off sounding like the biggest hick you have ever heard with my Texas accent.:rofl:

what can a grasshopper teach those who are already in the fastlane? this is a tough one.

i guess i'd like to share my developing system and where i'm looking to go with it. it seems this would be an opportunity to get some opinions on what i'm doing right/wrong and how to improve.

im sure REIpro (and stacey if she comes) will have a field day.

Rawr- you have a wealth of knowledge in an area most of us know very little about-- college students. What their likes/dislikes are, their techno habits, etc.

Talk about what you know (this goes for everyone attending).

You said at one point that you didn't know anyone at school that didn't check their facebook acct at least once a day (I think that was you that said this). Why do you think that is? What websites and other tech things are frequented by your fellow friends and students?

I just wanted to add that I don't plan on speaking about anything, as I feel it would serve all of us better if I just listened. :)

I hope that my eagerness to just listen isn't interpreted as not contributing- as that's not my intention. I'm just not to a point where I feel I am knowledgable enough to speak about what I am doing.

No one is going to force you to talk.

But here's a thought:

How we are perceived often comes down to how we can present ourselves to others.

So you may want to think of this as good practice.

Some folks last year were born speakers.

Others had to work at it.

One was terrible, and went horribly overtime (that was me, in shock from RK's blast, and trying to pretend that I wasn't affected by it).

I'm a seasoned public speaker and lecturer/workshop leader. But I never had to go "live" while feeling like a quivering mass of insecurity.

It was the worst of times.

And, it was the best of times.

Because I learned something.

Something that, someday, could make the difference between me getting a loan (or an investor) and *not* getting one, when the chips are down and the sh*t is flying so hard it's not just hit the fan-- it's buried it.

So think about it.

Why not share what's happened to you as you develop your PLAN? The salient points or "aha's" that you think others would benefit from? (just one idea).

In any case, even if a person has terrible stage fright, I'd like to see everyone present. It makes each person feel like they are contributing (because well, they are!). And it fosters a kind of camaraderie that is pretty cool. :smxA:

I couldn't agree more with Russ.

Last year we had a group of young kids - probably 18-21 years old.

They had dropped out of school, didn't have a job, and really didn't have anything exciting to talk about.

That was, until they told us about their little "hobby"...
...they create fake money to sell in a fake world on the internet...
...they created software to keep online players playing when their "owners" are working...
...and they were pulling down 6 figures a year doing it.

They really had to be coaxed to talk, and yet they stole the show.

I'm sure you know more about running and renting cabins than anyone else on the forum.
You might find it boring, but I guarantee we won't.

And remember -- you aren't talking to an audience, you're talking to a group of friends.

(And you didn't get to a rep speed of 60 by not knowing anything.)

Yeah, I still remember listening to these teenagers who were pulling down six figures from a synthetic, online world they had set up shop in.

It really put RK's comments about us being "f*cking internet losers" into perspective.

Hey, did I mention one of our B&Bs pulled in over $750K last year--totally from the net? :banana:

I am going to throw my 1/2 cent in here also. Yves, I am not a public speaker and have only dealing in RE for 1 year. I can talk all day in front of 10 year olds but not their parents. I have severe problems with nerves, butterflies, and losing my train of thought when on stage. All I can share is my experience and what I have learned. I do hope that is enough to bring to the table. I do know that there are people with far more knowledge and authority than I have but I will give it my best shot. I do look forward to hearing what each of everyone has to say, including you, if you're up to it. As has been said, your experience in cabins could prove invaluable to someone else. The sharing of experiences and ideas and learning is what this meeting is all about, right?

Oh yeah, just a fair warning. Making fun of my Texas accent is off limits! :rofl:
