I finally met the seller of the 4-unit today. Great guy!

He was very willing to work to make the transition smooth, is kicking in for some of the missing security deposits on the place, and is backing the rest, pending collection from the tenants.

He also went around and increased rents on some of the apartments by 10% + due to the pets they snuck in on him. The tenants all seem fine with it too. I'll live with the extra rents, and the pets, as long as I have the security in place.

The sad thing is that he has early-stage Alzheimers, and that he spent the weekend at the hospital with his college-student son who was having surgery for his (testicular) cancer. He's selling the place to, as he puts it, "Simplify my life."

Count your blessings...this guy can't be over 55 years old.
