Hunting and fishing camp ?

I have an idea of something I would love to do but don't know if its even feasible. Its so hard to find a good place to go hunting or fishing these days most hunting clubs have just turned into a place where men just want to drink and curse they are not family oriented a place where you can take your wife and kids. hunting and fishing is something special to me because me and my great grandfather spent so much time together doing this I enjoyed the talks and sometimes just the peace and quiet. Now I have a son and before long I want to take him hunting and fishing but really don't have a place. online I think it would be perfect my idea is to make membership private and limit it to 35 members with first years fees being 40,000.00 and 15,000.00 a year there after It would be a place where you and your family could hunt,fish,camp,ride horses and four wheelers come spend the week or the weekend this property has been for sale for some time now so I figure maybe I could talk to the owner and get an option on the property and then advertise the memberships for sale when all 35 sell then use the money for the first years fees (1,400,000.00) for the down payment and mortgage and a small salary my question is is this price for the membership even feasible and do you think this could be done ?
