Hunting and fishing camp ?

I have an idea of something I would love to do but don't know if its even feasible. Its so hard to find a good place to go hunting or fishing these days most hunting clubs have just turned into a place where men just want to drink and curse they are not family oriented a place where you can take your wife and kids. hunting and fishing is something special to me because me and my great grandfather spent so much time together doing this I enjoyed the talks and sometimes just the peace and quiet. Now I have a son and before long I want to take him hunting and fishing but really don't have a place. online I think it would be perfect my idea is to make membership private and limit it to 35 members with first years fees being 40,000.00 and 15,000.00 a year there after It would be a place where you and your family could hunt,fish,camp,ride horses and four wheelers come spend the week or the weekend this property has been for sale for some time now so I figure maybe I could talk to the owner and get an option on the property and then advertise the memberships for sale when all 35 sell then use the money for the first years fees (1,400,000.00) for the down payment and mortgage and a small salary my question is is this price for the membership even feasible and do you think this could be done ?

Sounds like it could be a lucrative idea with the right plan and attractions such as horse stables, restaurant, general store, 4 wheeler paths, etc.

I've had this same kind of idea but with an off-roading park. Collectively, my family(My parents, Aunt, and 3 Uncles) own ~500 acres in south GA. We haven't done anything with it. We sell the lumber every 15 years or something. There is a natural spring I used to swim in when I was little. My uncle goes 4 wheeling and hunting back there often. Most the land is swamp/marsh with the Savannah river running through it. I think an offroading attraction with a restaurant/grill, on-site mechanic/off road shop, pool, and designed off roading paths and hill climbs would bring some good business, especially with all those good ole boys from south Ga.

As far as your entry fee...it's hard for me to tell. I think if there is enough exclusive attractions there such as a lodge with more of an upscale feel it could be reasonable. Without a doubt you would have to highly appeal to the upper classes. Some things to consider, I think, would be an attractive lodge with a nice restaurant, maybe a wine bar, a pool, cafe, etc. Divide the land into maybe 350 or so acres for hunting, 100 for 4 wheeling, the other 50 for skeet shooting range, driving range, horse stables, etc. If you're interested in a 4 wheeling park, I would probably zone that separately than the hunt/fish club. Charge the membership fee for the outdoorsmen, but charge a daily fee for the 4 wheelers. Also have them far enough where they are not disturbing the others. A lot of things are to take into consideration if you want a multiple venue "country club" like that.

yeah in the summer people would be fishing,walking,riding horses,4-wheelers,camping there is enough land everyone could do this and still not get in each others way and in the fall and winter for the most part the whole place would be used for hunting .I don't think it would be safe for the other outdoor activities and the hunting to mix. I do like the idea of a pool and driving range the current house on the property could be remodeled to be the lodge I don't know about a restaurant and a bar I wouldn't want people staying at the bar getting drunk I would like them out enjoying the activities don't get me wrong I don't think theres anything wrong with a drink or two but like I said earlier I want this place to be more for families and not for the people who want to get drunk ,curse and act out of the way

As a fellow hunter and outdoor enthusiast, I think that you'd have a tough time turning a profit with the plan that you outlined. If your primary attraction is the hunting and fishing, you're going to have a hard time getting clients to spend that much money. For similar money, I can go to one of the top-rated places in the country to go after monster whitetails with a guide (I assume that's your draw in Alabama, unless other game has been brought in), fish some of the finest lakes in the country and still have change left over to take the family on a vacation. I could also lease the hunting rights to a farm for an entire season for much, much less than the proposed prices that you listed and be the only person on the place.

I get the feeling that you'd like to market this as an outdoorsman's country club though, so perhaps there is demand. One factor to consider right away will be insurance. I don't know what kind of rates you'd be faced with, but I would imagine that one accident would put you out of business. The other factor to consider is the large amount of money that is required to maintain a high quality hunting facility. You've got to manage food plots, groom the riding trails, inspect, repair and maintain all hunting stands, purchase and maintain equipment, hire staff, etc. It can be done, but I see a lot of challenges.

If you push on with the idea, I'd love to hear about your plans. I think that you've got a neat idea, it's just very tough to pull off and actually make money with.
