Curious as to what types of products people are seeing these days for investment properties?

Anyone have input here? Any mortgage brokers?

Of course, I am looking for FL and PA but others might be interested in many locations.

I have spoken with a few of our bankers (local but not necessarily small) and they have some really interesting criteria. One just told me that for an investment property, the buyer must live in the state of FL (or within 100 miles) and they must have experience with rental property management.
