I am reading through ClockWork and I came across the section on Crush or Cringe customers.
For those who have not read through this yet, it is a simple easy check for your business to see where to focus more of your emphasis and time to be able to better streamline your business and work your way out of it so it can work on itself.
Do you crush sales when you see this customer (call, email, face to face etc...) or do you cringe, want to avoid them and what they bring with them.
In my business my wife and I are operating we are flipping houses first and foremost. I had a thought to myself of skipping over this section as I felt it did not apply to our situation. Thanks to some deep thought by the intelligent artificials however, I can see how it 100% applies to us.
Some context for us would be having stricter criteria for where we buy from. Currently we are under contract for a great deal incredible ROI's etc.. BUT the deal has been a massive headache due to issues with a wholesaler involved in a foreclosure process on the house we are buying. Moving forward we can now revise and put in place a solid buybox to exclude wholesalers (atleast for the time being until we have systems in place to be buying from them).
As for sellers, we can certainly find sellers for the crush category as well. We can be advertising to certain financial classes based upon the houses we buy, finishes we utilize in the properties, and price points we list at. In my specific area I know where the buyers will have higher expectations as opposed to others and what type of buyer's the particular areas will attract.
What all this means for us moving forward is having strict buy boxes and strict rehab/selling boxes to ensure we can filter out as much of the cringe as we can. Putting these rules into our SOP's now while we are in our infancy stages of our business will allow us to refine, build upon and scale our business making things rock solid and easier to hand over to acquisition managers and assistants when it comes time to be hiring out those roles.
