Buying modular homes to turn into Real Property

I was wondering if anyone here deals in used modular homes or has in the past. I am looking into putting a plan together using them here as well as a possibly a local college town. I have searched the internet to find very little. Most of what I do find seems to be talking about mobile homes from the 70s and more run down trailers. I am looking to get into newer double wides.

My local dealer is open on Saturday and if my Saturday is still free I will be stopping up there to try to get any info they may be willing to offer.

I was also hoping someone here may have some info to add.
Such as transportation costs for doublewides.(obviously that will have many variable and be different prices most times), set up costs. Any advice on land. Obviously going with modulars is going to significantly lower the places I have to work with.

I was also wondering if anyone has ever bought one as personal property and turned it into real property, because I do not think it is something I want to do if I am not turning them into real property. It may lower the cashflow, but I believe that the return will be well worth it in the end.

Any tips or points in the right direction would be much appreciated. Sorry my question is so vague but I am having trouble finding any type of info online.
