I know "buying low" is one of the tenets of successful stock investing.

But the underlying assumption is that the stock will (eventually, some time) go up.

Only problem is when it goes lower. And then BK.

Could buying REITs while the market is collapsing have anything to do w/this?

Our REITs have little to no exposure to subprime
(unlike our banks)
yet the prices reflect U.S. style exposure.
Yields alone are 14% plus
with low pay out ratios.
Some are trading at or below book value.

Canada didn't really have the bump up of RE prices
you folks down in the States had.
Whether it is because of lack of subprime or mortgage deductability or...
who knows.

Could our REITs drop more?
I guess.
Anything is possible.

My action is that I am just about to give my notice of not returning to the classroom next fall. I've researched, run scenarios, and done numbers till I'm blue in the face. Now the only step is to take the plunge. I'm pumped and scared stiff at the same time. Man the bad news on the TV everyday just messes with your mind!:cheers:

Well, the Bodine boys came from just down the road a few miles.
I used to watch Geoff race every week at a local track.

When they faded from existance, I needed a new favorite.
Carl was doing his first (short) year that year, and I liked what I saw.

Pretty calm. Hard working. Seems like a real gentleman.
I mean, who else brings their Mom to the race every week???

That, and I love the backflip!

After almost a year of searching, my latest "move" towards the fast lane is that I am about to purchase an investment property at well under market value (My FIRST!) closing on April 18th). : ) The property is a nice 3-bedroom 1 1/2 bathroom townhouse in a nice neighborhood, and my renters are already lined up waiting for me to close. I am "hoping" that in 2-3 years if I decide to sell it, I can clear 40-60k and walk away with a nice chunk of change to actually start a business.

Other then that, I am proud to say I have continued to keep my "bad" debt non-existant (the ONLY things I owe money on are my primary residence (mortgage), and my student loans), my credit score high (762), and my lines of credit wiiiiiiiiiide open. :)

I have also registered quite a few domain names in the past few months, and continue to read anything I can find about web-design, programming, and E-biz any chance I can get.

Lastly, I started becoming more active on this forum, instead of lurking like I had been the last 8 months. ;) Im not in the fast lane yet, but I hope Im on the right track!!! :)

Whew!

Was out of town last week (guest speaker at a conference in Anaheim).

Spoke on Tuesday morning.

Rushed to the hospital Tue afternoon (chest pains, weird cramps but I didn't want to mess around)

Turned out to be NOT cardiac (perhaps muscle cramps due to wrestling diapers onto a *very* squirmy 19 month old while bending way over onto the bed).

Discharged Wed am after stress tests showed I was OK.

Spent part of Wed sleeping (wow, sleep! :) )

Spoke on Thursday. Got an ovation when I finished (no one knew about my hospital trip-- was purely the information presented).

Spent Fri an Sat relaxing in Disneyland w/my 2 cuties (wife and little one).

Drove home Sunday. Made it from Anaheim to Napa in only 7 hours (a new record for us).

Did I mention that my laptop power supply crashed the same time I was rushed to the hospital?

And that I was locked out of the Fastlane Forums b/c I couldn't remember my password, and couldn't access my email in time to respond to the password reminders?

So that's what I did for my spring break . . . ;)

Countered bank offer on REO. Set up an inspector for if and when the bank accepts my counter.

I'm on vacation from my JOB this week so I plan on getting quite a lot done. Cleaning up around the home to get my deposits back. I'm such a good tenant!

Going to an "assessment" for my JOB for a promotion. They scheduled it during my vacation. Oh well. That's a JOB for ya!

Getting arthroscopic Knee surgery so I can go back to being an athelete. No stoppping me. Forty is the new twenty! Not being able to run is for the birds! (huh?)

On the Plate for April

  • Launch the how-to manual Not done with this. Turned into a much larger than expected project. But, we partnered up with an internet guy to help with the web side - - - and have been writing like mad.
  • Build Next Phase in Self-Storage #1 Check
  • Find Land for Self-Storage #3 Put an offer in on an existing facility
  • Pick up the new Ewes with their lambs Check
  • Build a new greenhouse Oops. We planted 250 seedlings instead!

In addition to that list, we:

  • Completed the framing on our new house - - got the plumbers and electricians in there.
  • Found some reclaimed lumber and brick to use in the house. I'm really excited about this.
  • Got all of our properties listed with an exchangor

Here is what we have on the plate for May

  • 2 birthdays (I've got an almost teenager. YIKES!
  • Launch the how-to guide (have you heard this before?)
  • Sell the Single Wide
  • Hopefully get a property or two into an exchange deal
  • Continue to lease up, lease up, lease up our self storage facilities
  • Find some more land for another facility

My current actions are:

-Continuing to renovate the investment property I closed on in April, getting it ready for my tenants to move in on 5/15. (Home Depot has seen my face at their registers at least once a day for the last week, lol).
-Modifiying a lease with my Attorney so that it works and will be enforceable if something should happen with mentioned tenants (4-college aged kids)
-Continuning to read and learn HTML and website design so I can actually BUILD the sites I have been planning in the last 2-3 years. (1/2way through my 2nd book on the subject).
-Selling as much extra "junk" I can find around my house/garage and other places to rebuild my bank account and saftey net (which was hit pretty hard with the home purchase of course ;) ). It is AMAZING how much money you may have just lying around your house, in material items that you never use, but that you never thought to sell or get rid of! :)
-Lastly, On friday of last week I applied for a very big promotion/raise in my office (a 12k dollar hike in salary). I should know in 3-4 weeks if I get it (fingers are crossed!!). And yes, I know that isnt "fastlane" in any way, however, well I continue to be an employee, I might as well make and save as much money as possible right! :coolgleamA:

Its going to be a busy month!

One fun thing about a thread like this is that if you post regularly over the months - - - and years - - - you have a record of where you have been, the decisions you have made, etc.

There is a thread like this at the purple forum, and it is fun sometimes to look back at where you have been. I went back and found the post from a couple of years ago that I made about evaluating a trailer on 2 acres for a possible self storage. That was the "move" that really accelerated things for us, and it was fun to see it there.

So... for those of you that have not started participating in this thread - - - jump in! Create a living record of your moves and goals.

It is May 1st. What will you get done this month?

Came up with new name for e book and a great way to market it.

Continue to educate myself on website design and marketing.

Follow ebook writing course.

Get results from my JOB assessment. Maybe a promotion it it. I was told I did very well. So I may back off on the house hunt a bit until I know what my company may offer. Might involve a move.
