As already stated, it is illegal to sell another person's property without having a real estate license.
PurEnergy is correct that one way around this is to do a pure option.
For example, the seller gives you the option to buy the house for $150,000. Then have the seller give you 90 days to market the house. Within that timefrime, you find a buyer who is willing to purchase the home for $160,000. You can then assign your option to the buyer and pocket the difference.

By the way (for someone who does not understand the licensing part of real estate brokers): What would happen if there where no rule that said "you need a license to sell other peoples houses"? It's not like someone would die if someone without a license would sell someone elses house. Or would they?
All these laws for utterly stupid things is something I can never get my grip around. As one wise man once said when a young guy went to him for advise on a decision he wanted to make. The wise man said: Well, do you risk dying while doing it? The boy said: No. The wise man said: Well, then don't worry, go ahead and do it.
I say the same thing because I happen to think this wise man's words where pure genius.
As I see it, many of todays laws are utterly stupid and above all cost a lot of money to uphold. In Sweden we have a very thick law book. I think the law book is something like 10 cm thick. Maybe even thicker, haven't measured it. Do you think every law in that thick book has any big meaning to the security of a society? I don't think so. If the law makers where really, really smart the same law book would contain a few condensed laws that covers the essentials of crimes. And the book would be only 2 cm or less.
The only real crimes out there today, that should be covered by the law is:
Murder, rape, robbery, assault.
All the others are pure nonsense.
I am way of the thread subject as of now (sorry for that). I needed to elaborate though. Because laws are always seen as written in stone, which they aren't. They can always be changed and they can always be interpreted in a very subjective manner.
As long as you think laws are written in stone, then you are slaves my friends. Remember: You, as part of a society, rule over the laws, because you as a member of a society has the right to change unfavourable laws. That is how a well functioning society should work. And as we know, societies of today are seldom in a healthy state, hence the belief that we have no right to change anything. Even though it would help a lot to do so.
If you really want to be fastlane you need to think like a fastlaner. A fastlaner always thinks outside the box, but also inside the box. You need to be a clever thinker. And you also need to be someone who can change things to create the opportunities you need and everyone else needs.
