Hi yall! I am 2/3 of the way through finishing MJ Demarcos Fast lane book and absolutely love it!!!! I've heard the forum mentioned a few times and was excited to jump on to check it out. I was hoping to ask this question on here and maybe get a few ideas! I'm hoping this is the right forum to ask this! If not, I apologize mods.

My hubby and I are looking to move from Washington State to FLorida in the next few months. We have a business here that makes us good money but is impossible to run from far away. MY husband is absolutely done with it though as we are literally chained to it, making it impossible to get away for more than a day. We are selling our business and planning to buy something new. We'll have $200,000 to use on a new business/investment. We are looking to be able to net minimum $75,000 after debt services and all expenses. We are currently looking at mobile home parks, storage units, Laundromats, and fed ex routes. I was curious though if anybody else had some different ideas? We are looking to be a little more hands off. Definitely not wanting a full time job. If it can be run remotely that would be great. Also, don't want anything too risky. I would really appreciate any ideas!! Thanks in advance.

This forum has lots of value. Many people come wanting business ideas though so it's probably best to post with a more directed title to get noticed and get better feedback.

If you can get beyond the burnout of the business you've constructed and look more at your current industry, you might consider selling consulting, training, services, data, or software to businesses in or entering into the industry you're leaving.

Those could be structured as remote businesses now while you still have involvement with the current one. You probably have knowledge and contacts that you can use to establish greater value and provide quicker startup and less risk than going outside your industry.

Can you provide better value than any companies that sell to businesses like your and your customer's businesses?

Also, are there other industries related to your current one or similar to your current where you could capitalize on that knowledge and translate it to something different, but with less involvement?

Thanks, great tips! Consulting could definitely be a possibility, I'll run that idea by my hubby and see what he thinks! Thank you for the idea. I know they are doing consulting for fed ex routes and charging quite a bit as well. We currently own a bread route.

One thing I keep thinking about is E-Commerce. I know E-Commerce is exploding and it certainly isn't going anywhere. But it seems the market is just so saturated. I know there are thousands upon thousands of shops on Amazon. Are people still having success breaking into this or is it more risky at this point? I mean, you'll look up "women's pants" for instance and you'll get back over 50,000 results.

I definitely need to find a niche. I have so much stuff to research right now. Do you know of anybody that has bought an online retailer biz off of that bizbuysell site successfully? I just kind of feel like they are probably mostly scams. Like for instance, I was just looking at this bonsai tree business. Supposedly makes $5,000 net per month but their website looks like a kindergartner made it...Just have a hard time believing a lot of the numbers on there.

There are other websites that verify revenue, ad spend etc. For the life of me I can't remember the name of it, but its very well-known.

Thanks! I can't wait to get out of here! :) We've only been here for just over 3 years, but it's time to go. I miss the sunny nice weather found in the southern states.

A niche is definitely not found by searching for what everyone else is selling, unless you can find within that market a smaller sub-group with interests/needs/wants different to the great majority.

As you have experience with the bread business, let's consider that.

Almost everyone eats bread, so it's a great market where the product sells like hot scones but there are possibly sub groups within that huge market. For example: Gluten Free.

People who are gluten intolerant or coeliac are forced to pay too much for bread that is often just an imitation of the real thing. Find a bakery producing a gluten free bread that such people will enjoy eating, or even a gluten intolerant person who makes their own delicious bread and you can supply a real niche.

Tasty gluten free cakes (not dry) for supplying to restaurants and coffee shops would be another niche.

We aren't really able to pick and choose what to sell. It's just a very hands on business and we are looking for something that is slightly more hands off or something we can run remotely.

We aren't really able to pick and choose what to sell. It's just a very hands on business and we are looking for something that is slightly more hands off or something we can run remotely.
People in a niche that is determined by dietary necessity will buy online provided delivery is fast enough to avoid getting stale product. You would not need to handle deliveries. See Shop online for gluten-free foods | The Gluten-Free Mall for example.

They have branched into satisfying all kinds of food intolerances and even religious food requirements.

But in order for us to move to Florida, we need to have a business that is at least generating enough money to cover our bare minimum living expenses. That's why we are looking for a business for sale that is already established. We aren't really wanting to create something new, at least not at the time being. I was just hoping to get some ideas of different businesses that we could buy that would be lower maintenance...ie laundromats or something that is pretty easy to learn and we don't need to be there overseeing it 24/7.

It's a great idea! In the market that I'm in, there currently is a keto bread. I haven't tried it, but it definitely sells out here. We aren't in the bread baking industry. We are just the distributors. We really want to get away from anything bread related though. lol Our goals are real estate investment, mobile home parks, Air BnBs, SFR rentals, and Flips. But in order for us to move to Florida, we need to have a business that is at least generating enough money to cover our bare minimum living expenses. That's why we are looking for a business for sale that is already established. We aren't really wanting to create something new, at least not at the time being. A 38% return on an established, primarily passive investment is going to be tough to find without any value add.

10-15% is more realistic .

Value add is ok. Like for the mobile home park..if we can find something that needs some improving, that's great, we'd actually prefer that. Ok, maybe it doesn't have to be mostly passive. We have been doing the bread thing for 5 years now and it's nearly impossible to take off more than a few days.

This is the kind of thing that can really help narrow down some ideas!

Your first list was good because it was mostly real estate based. When you focus on local, you naturally serve a need if you are filling a gap in a geographical area (you can’t buy a quarter acre of land on Amazon and ship it to your porch).

Honestly there are probably ways to make this bread route more hands off. I know a guy who has a business that does demo, dredging, dirt work, and all other types of sand, concrete, and heavy hauling. This is very hands-on work.

He splits his time between a couple ranches he owns in Texas and Colorado. I don’t know if he ever even comes to our area anymore.

Do you want to be a chef, or own lots of restaurants? You could probably scale to own bread routes in multiple states - which means your residence’s location won’t be a problem.

And if you mostly just want passive, maybe you should sell everything and focus more on straight up investments.

Mobile home parks would also be tough.

You'd likely need a partner to have the cash to make the purchase, need someone that can find a good deal, and time to make the improvements.
Likely won't work initially as your pay the bills income.

Sounds like the bread routes lack control and/or scale.

You want to hire people to run the routes, then hire management to oversee the routes once you got enough of them to afford it.

I would look to buy a business that has the key pieces your current business is missing for a well oiled money maker that requires limited amounts of your effort once you've built it up.

Yes on the weather! And while the summers are glorious up there on the Puget Sound, October to May can be rough and be very weighing. Im gonna do my best to be a snow bird this upcoming year and not suffer another yucky winter.

Yes! I do have a passion for real estate. I recently got my real estate license here in WA state to help out our investing career. We had planned to do some flips here local, before we decided to try and move up our timeline to go to FL.

We would be able to hire somebody to run our route, but it's hard to take that pay cut to hire somebody. Plus, we are really wanting to just get out of here. With the business we are in, it would be really hard to hire a manager or route driver and depend on them from afar. People are flaky, they call in sick. If we were in FL and had somebody call in sick we would be screwed. Our route wouldn't get serviced, and it would be a possibility they could take our route from us. That is also our seed money for our next business. So if we are wanting to get out of here, it's kind of a must to sell it.

Yes, I'm sure mobile home parks will definitely be some work. I have talked to a lender out there and with our downpayment as long as the mobile home is profitable, we shouldn't have an issue getting it financed. There is also seller financing on a lot of parks that come up for sale. We would figure it out if we found the right park. I have a friend that just bought a park in Louisiana. Purchase price of 1 million with 200k. It was an off market deal that he found and he has put some sweat equity in it, but he is already cashflowing over 20k/month, so I know it can be done.

I have so many ideas swirling through my head right now.. I am decent at using photoshop (have my own etsy shop doing digital scrapbooking papers) and I have been contemplating maybe designing some tshirts. I would do probably Christian themed and/or patriotic. Also have been throwing around the idea of making a cookbook. I have some amazing recipes that I know people would just love. I am really good at presenting things in a nice way with the graphics...so maybe that would be an idea for a money maker? Or do those ideas just suck? lol

Hi yall! I am 2/3 of the way through finishing MJ Demarcos Fast lane book and absolutely love it!!!! I've heard the forum mentioned a few times and was excited to jump on to check it out. I was hoping to ask this question on here and maybe get a few ideas! I'm hoping this is the right forum to ask this! If not, I apologize mods.

My hubby and I are looking to move from Washington State to FLorida in the next few months. We have a business here that makes us good money but is impossible to run from far away. MY husband is absolutely done with it though as we are literally chained to it, making it impossible to get away for more than a day. We are selling our business and planning to buy something new. We'll have $200,000 to use on a new business/investment. We are looking to be able to net minimum $75,000 after debt services and all expenses. We are currently looking at mobile home parks, storage units, Laundromats, and fed ex routes. I was curious though if anybody else had some different ideas? We are looking to be a little more hands off. Definitely not wanting a full time job. If it can be run remotely that would be great. Also, don't want anything too risky. I would really appreciate any ideas!! Thanks in advance.
Hey! Congrats on having the balls to make that move... nice! I was in same position 6 yrs ago now, I was a geo graphically restricted entrepreneur. Had a granite countertop biz. Now I am helping "geographically restricted entrepreneurs create a digital stream using wifi technology, I'm looking for partners right now. We just sold house in Canada and escaped (the boarder is closed) to Florida. Been here 2 months now and can't imagine anything else now. Let's hook up and chat! ✌️
