Another fascinating story of boom economics...<br />

One of my customers is an oilfield trucking business... a year ago they paid cash for a run-down 50 room motel near Minot, ND as an investment property, because the offering price was silly-low. The property needed a ton of repairs to be re-opened as a motel. Fast forward 6 months... due to lack of shelter for their employees they applied to change the zoning of the dilapidated motel property from motel to "work camp", which has less strict code requirements, and now they have that sucker filled with their truck driver employees. Smart!

A patient of mine went there a year or so ago with his CDL (Commercial Drivers License). He's making $120,000+ a year, working two weeks on and then two weeks off. He loves it. <br />

The McDonald and Walmart employees are all making ~ $20/hour. <br />

I also heard the Las Vegas women (escorts) are flying up there and making a ton of money too. <br />

He drove up there towing an RV to live in. He wanted to try and settle in Williston, but that is simply impossible. There is NO place to live. No place to park an RV. Things are so crazy the closest RV park he could find - at any price - was an hour drive away. RV parks in or near Williston are charging $1,000 - $1,200 per month for a pad. Yes... a concrete pad with power, water and sewer (billed separately) where you can park your RV and live is over $1,000 per month - but you cannot get one because there is a long wait list. <br />

It is expanding rapidly as well. While Williston has been the center of activity to date, the Bakken formation extends all over and things are spreading out to match. There is massive opportunity. He has found towns south of Williston an hour where the rumblings are beginning big time - and the locals are terrified. But its coming like it or not. <br />

If anyone is serious about getting involved in real estate investments and building up that way, he has put together some good potential deals but lacks capital. He is to the point now where rather than try and put together some real estate related stuff he may just get a job driving a commercial truck. One guy he has become friends with moved there 3 years ago with nothing. Now he owns 5 trucks, employes 9 drivers and is clearing over $600K a year. His problem is getting more trucks and drivers. Everything has to be hauled - sand, water, oil, chemicals, supplies, food, waste....
