Steve you hit on exactly what I have believed for awhile and am modeling my business on.

Building cash flow with SFH rentals is very hard, your best bet is to build up capital as quickly as possible and make the jump to commercial cash flowing properties.

A fairly large local investor did this back in the 80's by building houses and now owns and builds a ton of big commercial projects.

I'm trying to follow the same track.
