If you still must ask, that lack of action should be your answer. Successful people make decisions quickly and rarely change them. They have a sense of timing and they move when they get that itch. I can't explain how I know it's time to leap. I just get a feeling. I joke that I can feel the earth moving under my feet. You don't sound like you know it's time.

When I wanted to move I hired an attractive RE agent to look at places for me. I've got about 1600 friends on Facebook so I posted a status update asking if anybody knew somebody who could help with this. A good friend of mine refers me to the RE agent that helped him and his girlfriend find a place and had nothing but good things to say about him.

It takes him 2 days to respond to my Facebook message, and I'm telling my friend to give him my info so he can reach out to me. I still have not heard back from him or anybody with his team. I figure the holidays are hectic, so I try him again on the 27th, still haven't heard back. Same thing, asked what I was looking for, but so far has not responded after I described that to him.

My friend that referred the first guy told me some horror stories he and his girlfriend had while apartment shopping before they linked up with him, so right now I'm somewhere between "I don't want to do something stupid and lock myself into a bad deal for a year" and "f*** it this is taking too long, I'll do it myself."

My entrepreneurial efforts have been pretty stagnant during the holidays with the 4 PM sunsets leaving me incredibly tired the rest of the day, but that's beside the point.

The only real positive, unfortunately, is that I've managed to save another $2,000. So I'm up to $12,000 saved away, following my most recent student loan payment.

You can even save the agent fee.

Unless you are in a hurry, the tenant can always go agent less and research and shop around, without an agent.

It’s the landlord who will always engage an agent who pays for the advertising and brings in prospective tenant for flat view.

I'm willing to bet it's the verbiage you use when talking to an RE, that they then place you on the bottom of the pile..
When my wife and I were house hunting, I said "We're serious, we need a house asap, paying cash" (Took a loan from my parents, then got a mortgage after closing)..
