Or do you get clients first and then build the sites and content?

How you know you can generate leads without first generating leads?

That's where I am confused. I have personal connections that would be interested in leads but is it best to show content first and then make a deal?

I am also a little confused on how to structure lead generation deals. Do you get paid per lead or per purchase from the client?

Up to you, I've seen it done both ways. I think per lead makes more sense. You make the connections, it's down to them to close the deal.

Don't over think it bro. Build an opt-in describing your product and drive traffic to it. If people start asking questions about it and want it, or if they opt in than create the product. If they don't opt-in, it could mean 1 of two things...Either your copy sucks or people just don't want the product.

This is the best method so quit over thinking and start working on your landing page.

Ideally you'd only want to partner with high value, high converting clients that get a good return on investment on your services - however I wouldn't rely on their ability to close a sale for your revenue to be generated. You have a cost to produce that

Thanks everyone, forgive my ignorance on the subject.

I have looked at the gold threads about Lead Generation but there are so many to go about it that it can get confusing.

Just to be clear, I do not have a product. I was thinking of proving my lead generation capabilities by creating a product and testing to market with it, creating my own content, and learning to funnel customers for my own conversions before being the "middle-man" lead generator.

Is this how people usually start out?

My point of view is, if you have no credibility, people won't hire you for your services...or am I missing a key piece somewhere still?

Since it sounds like you don't know a lot about it, the best path would be to sell someone else's product/service and generate a lead for it first....get the basics down. Once you've learned how to generate/sell a lead or product, replicate the same process but with a product/service you "own".
