depends on what kind of real estate you want to get into - commercial, residential, renovating, rental, vacation, etc. Once you establish what type of investing you want to get into you must look at your cash flow? your credit score? bank loan available? check each county or cities tax code? property value of areas? recent sales and appraisals of areas? This would just be a start

Welcome JamesDean. I read your intro and I think it's cool that you're sticking your neck out by asking for input. What everyone says is correct. There is a wealth of info from some great people here. They are willing to help you through your journey but you have to narrow your questions down a bit. Figuring out what direction you want to go will help us help you.

As far as getting over your head and bankruptcy go, there is a risk with every investment. RE investors do their research and find solid information about their prospective investments. This is called doing your due diligence (DD). The quality of this information is what will significantly lower your risks of doing a bad deal and losing out.
