Drive in theater

So me and a friend of mine have been doing some thinking about starting a drive in movie theater near me. Start up costs would be roughly $2 million. Its near a decently sized college and close to Grand Rapids. The only other drive in is in a crappy part of town about an hour away from grand rapids. Right now one company has a monopoly on local theaters and I'm sure that soon after starting up I would get a decently sized offer to be bought out. The only issue I see with this is the climate. Michigan is only warm half the year and the drive in would be closed in the winter, which is also when all the kids are in college.

If you could give me some ideas or tips on this it would be awesome!
