Anyone have a good broker in NY for a large loan?

I have a friend who's trying to get approval for a relatively large residential loan(maybe 7 figures, not sure), and he's having trouble getting approved because he plays poker for a living and don't think he has 2+ years tax returns yet. He makes plenty of money, just hard to prove to a bank that he can continue making this type of money. He's trying to avoid having to pay cash. If anyone knows someone he should talk to in NY please let me know. Thanks.

His best bet might be to pay cash, then do a 70/30 to pull the money back out.

Ya, I was going to suggest that to him but I thought the rates would be a lot higher that way.(maybe that's not the case)
