That would lower your ROI most likely. The great thing about real estate is leverage - paying cash = zero leverage.
I thought he was just saying that that's practically the only way to get properties like that to cashflow...

But I definitely see your point.

Thats exactly what I was saying, I never liked SFH's as cash flowing properties.

Maybe if you lived in a cheap area of the country and could pick them up for well under $100k, and charge $700 a month rent. But than you need to buy a dozen to make anything.

I would never purchased a negative cash flow property, and around here any SFH with a note on it is one.

Steve has the right idea, buy apartment buildings.

You'll all note that my next topic was "How to make RE Cashflow in CA".

That was 3 weeks before banks and investment houses 'round the world went Ker-Plunk.

I will eventually get around to posting this next topic-- but I've wanted it to be relevant-- not "how we did it in 2003-2008", but how we did it during that time---- AND AFTER.

We're in the midst of developing new strategies for this new economy. So stay tuned!
