Get a local brewery to keep you stocked with microbrews. Even get a signature one for the course. I'm not affiliated with them but Mudsharks makes a pretty good brews and they are close. Make the bathrooms as high end as you can. Offer a valet and carwash service to monthly members. Get a tesla charging station and designated EV parking. Get shaded parking and install solar panels on it. The more " Special" a person feels the more money they spend

We are working on the microbrew concept already. I think the shade idea would be too expensive for us right now. I do like the idea of making people feel special!

I was a waiter for 14 years while i also worked construction. I learned how to make a lot of money by making people feel the experience was unique to them. People could eat the same food at home or take it to go. They pay for the experience , just like everything else in life. High end car rentals, Vacation rentals , Hookers..... they pay to feel special. I used to try to teach it to young waitstaff but I think it might not be something that can be taught but gained thru experience. Just a thought to imprint into all the staffs mind. Could be the difference between struggling to make bills and enjoying life.

I have a cousin who bought a golf course that had a similar story (overgrown/disinterested owners). He re-habbed it, and in the process bought a hydroseeding rig since the cost was high and service not so good. That accidentally became a more profitable business than the course. :)

Does your cousin still own the golf course? Was he hydro-seeding to make areas more maintenance friendly or to add grass?

I am looking at doing something like is shown in my avatar. It is a wildflower/grass mix that does not need mowing. It would only go in areas where the golf balls should not go with the intent of minimizing the areas to be mowed.

btw... the picture in my avatar is not my course. It is one that Shannon and I played a few months ago.

FWIW, whevever I played golf I always felt like I was bothering everyone else. I was either rushing the people in front of me on the rare occasion I was playing well, or annoying the people behind me. I was always concerned about making sure I was playing fast enough, which caused me to rush a lot of my shots (especially as I normally didn't use a cart to cut down on costs). It got to the point where I didn't want to play much anymore...why go spend 4 hours where you feel like you're annyoing everyone whenever you accidentially shank a ball or miss a couple putts or decide to walk the course for exercise as opposed to renting a cart?

If there is a way you can make novices and kids feel welcome, I think that will go a long way toward making people who aren't the best golfers feel special and welcome. Maybe a "generational" day, where kids who are playing with their parents or grandparents pay for 1.5 people instead of 2? Maybe a "slow play" time, where people who are new to the game are encouraged to play (perhaps during off-peak times) via reduced rates? Perhaps even marketing yourself as the non-professional course, welcome to beginners and experienced players alike?

Anyway, really excited to read how this story unfolds!

edit: I happened to be watching the Golf Channel today - they had several people on talking about youth golf. One of the commentators mentioned that courses are increasingly marketing themselves as challenging or "championship level" courses, with very difficult hole placements, excessvie bunkers and hills on greens, etc, and how that was demoralizing to junior golfers who often shoot over 100 on these courses. He then went on to say that we allow youth to play on basketball hoops that are less than 10 feet tall in order to learn to love the game and enjoy success...and that golf should try to follow suit when able.

If your course is by design not at a championship adult level, perhaps you could market that as an advantage instead of a weakness. People want a challenge, but one that they can reasonably overcome IMO.

Thanks for the reply and input.

The best way for newbies to play is to go during the off times. If you cannot do that, then pick up the ball when you are 3 over. That is what I tell my beginner buddies that play with me. I have asked the starter to put us in a smaller group since we have new players also. This gives us more time.

Walking the course should not take you any longer than using a cart. Just the logistics of it allows you to walk straight to the greens.

Have always been curious what the rough margins were on these. Have a good feel on greens fees / traffic. Have a good feel on staff / pro / building / taxes / etc. Assume water is all recycled. Have NO idea on maintenance, seed, groundskeeping, etc. INSIDERS thread?

Anyway, here is the next update.

I finally fired the superintendent. It took me a while. He has knowledge of the course that I may not have access to. But, I will figure it out.

All the maintenance employees have been assigned more specific jobs with job descriptions and detailed instructions. They start at 5:am to get work done ahead of the golfers. I have been there every morning at the start. I am in need of seeing some leadership come forward to take on some duties. Until then, I am it...

It has only been a few short days but I feel like giant leaps of progress have been made. It is amazing to me that the two irrigators have been disassembling and cleaning our sprinkler heads for a couple of years. I did not catch this in the dd and it did not show up on my radar until the overseed process began. At that point, I quickly became an irrigation specialist. I feel that I have learned enough to surpass the guys that have been doing this job for 15 years and the "sup" who was in charge here for years.

For a while, I worked unclogging heads daily to get water to the new grass. I kept asking for investigation and looking for the "root cause" of the plugging. I was being told that algae was growing inside of the pipes. I looked into this and found that it is possible for it to "build or crust up". But I decided that it was time to do my own investigation.

I went with the irrigation team when they did pipe repairs. All I saw was large globs of algae laying in the bottom of the 8 inch pipes. I was alone in the belief that is was coming in through the lake but it was soooooo apparent. I kept requesting for the team to open the filter but the process was continually delayed. It was a heavy 12 inch diameter chunk of iron that took three people to lift. Since it was built over top of an array of large pipes, it was difficult to deal with. As with other processes, I had to demand that it be done in a forceful fashion.

The filter was completely clogged with the slimy algae. So it was now apparent to all that it was coming from the lake.

Part of this story is very complex and I don't want to write too many more paragraphs. The summary is not complete.

We have two irrigation lakes. Both of the systems were plugging. One had the filter that was plugged and the other had a severely damaged filter that was non-functional. I ordered a new one but the only place that I could find said that it would take 5-8 weeks. I had one of my employees that worked in an auto body repair shop attempt to straighten the filter. It worked. We were able to put the assembly back together with a full seal!

I have not been able to find the inlets from the lake to the wet well yet but am trying to borrow a boat to assist in the search. In the meantime, I rigged up a metal screen with 200 feet of ropes, floatation devices and weights. We dragged the likely areas and removed over 1000 lbs of plant life from the water. Initial indications are that our pipes are cleaning out. It is a long process to clean miles of pipe that starts at 12 inch diameter but indications are looking good!

I contacted the people that do most of the work on our wells. They told me that they could rig a vacuum to a pump to allow us to dredge around the well inlets. This should solve our problem.

I have been putting resources into our equipment for parts and the mechanic is making incredible progress on getting our equipment up to speed. I took his blade sharpening duties away from him and had him train the individual operators on sharpening and setting mow heights. Now that the operators are learning what a pain in the a$$ that it is, they are being more careful with the machines. They are not requiring as much adjustment.

We have 72 carts that are used for toting customers around the course. They take a high level of maintenance and a lot of time to move around. We also have over 25 engine driven pieces of equipment in the maintenance shop. Most of these have wheels and are driven. We have put some new rules in place for accountability on the maintenance which should cut our overall time down in a significant fashion.

We also have filled the golf shop with retail items for sale, hired a part time cook, and have an inventory list for supplies.

Overall, we now have processes with ownership for most of the golf course duties. This was lacking when we took over.

Customers are coming back to the course and singing praises for the turnaround. I constantly hear that the course has never looked this good. I have heard these positive feedback from hundreds of people. More than twenty people today alone. At least 40 homeowners have grabbed me on the course or come to the pro shop to give us this feedback! That is what I have witnessed. The staff is hearing the same thing.

I am not satisfied yet. Not even close!

The money income appears to be significantly ahead of last year. It is hard to tell with memberships and such. Our expenses are higher right now but a reduction is coming.

I am so busy that it is difficult to provide updates. It may be a while before the next one comes out.

If it turns out that the pipes are also clogged, there are companies that will jet-clean/vacuum pipes. They basically use a super-powered pressure washing head on the end of a hose, along with a vacuum/tanker truck. We've used them to clean out culverts, but they also do septic fields, sewers, etc.

They are all over the map. Most of the courses that I looked at were not making money. If you paid cash for the property, the operating costs matched the income. They are high risk investments.

Ours has had a decent NOI for the past three years even though the course was in such crappy condition. They ran the course with a very small staff and did not fix anything. My projections called for more money put to expenses and more income. We will not take any money out for the first year at least.

Wow. Now this is what work looks like.... and success as well. Drive-by's pay attention to this kind of nitty-gritty process... are you willing to get to your knees, dredge lakes, and rooter pipes? Or do you see yourself lounging pool side with an umbrella drink? One yields massive success that no one wants to hear about... the other is the event of the former.

Or do you see yourself lounging pool side with an umbrella drink? One yields massive success that no one wants to hear about... the other is the event of the former.
Since there was a concern about breaking something in the lake, I hooked the dredging apparatus over my shoulders and drug the debris out by hand. It took all of my strength to pull the loads up next to shore where it could be loaded on our trucks. My hands were swollen and legs turned to spaghetti by the end of the day.

I have carts and tractors but this process required a "feel". :)

Since there was a concern about breaking something in the lake, I hooked the dredging apparatus over my shoulders and drug the debris out by hand. It took all of my strength to pull the loads up next to shore where it could be loaded on our trucks. My hands were swollen and legs turned to spaghetti by the end of the day.

I have carts and tractors but this process required a "feel". :)

So is this lake filled with algae? Is it due to fertilizer running off into the lakes from rain and water? Can you fabricate a floating filter so that the pumps pull water from the center and not off the bottom or sides. I'm thinking an anchor with a chain attached to a float and the filter at the middle.
