I am in the process of signing a lease in a plaza with good visibility and traffic count. We are putting in a recreational marijuana store and the space is 3200 sq feet total. We only need about 1700 sq feet for the retail store, as well as a wholesale business we are putting in there as well. The deal we made with the landlord is that we will take the whole 3200 sq feet, as that was the only way he would allow a marijuana retail store in the plaza.

We are looking for an ancillary business that we can put in the other 1500 sq foot area and I am looking for some ideas from my fellow fastlaners. Currently in the plaza there is a vape shop, subway, dutch bros (coffee), mexican restaurant, and laundromat. So far we have thought about a juice bar (they seem to be growing in popularity) or a tea house. I know there are a lot of options and we would love to put something that would thrive in the space.

Any and all ideas would be greatly appreciated, as are starting our build out phase next week.

In socal, we have a lot of Poke places popping up.

Follows the chipotle business model, but with raw fish. Sushi bowls pretty much I eat it every week and they charge around $12 a bowl

Things trending right now in NYC at least from my observations - juice bar, spin studio (or boot camp), Ramen Noodle spot, eyebrow threading salon, gown/dress rentals.

Doughnut spots have been huge by me. Ones called Dough....best doughnuts I've had and continuously has lines stretching down the street at some point everyday. Would be great stoner food.

Everyone here is right. Late hours, artisan doughnuts, juice bar, pizza, cat cafe.

Most likely what you would want though is something that the people coming in from the weed shop can take home with them as the stoners will leave the area before sparking up, and will want to bring munchies with them.

I see some close ones but...

An ice cream shop seems like the proper fit. The setup costs and mark up on ice cream is something beautiful I'd imagine.

I initially thought of ice cream, but it can be very competetive, and the market is mostly slashed during winter months, so it can't be 100% reliable.

Internet game cafe? Gamers love smoking weed and playing video games, plus they usually stay in those places for hours and spend money... You can hold weekend events/stoner gamer parties..

I think you need to look at the demographics of the area first and of the clientele patroning the current businesses. We can all take guesses but a spot near a college could have these stores and favour different businesses over one near a hospital for instance.

A laundromat and a vape shop immediately leads me to think that this is a lower income area ripe with people who rent rather than own their own home. Slowlaners! What else do they need that's not in the area currently?

I assume that you and the vape shop might have similar clientele? Is this more of an urban place where people might want to linger and hang out in the area, or is it a smaller suburban 'grab and go' commercial plaza? What's the local ethnicity like? what are the busiest times of day for the plaza; days, nights? Are there other local trends you've seen which seem to be taking off?

On the flip side, do you really want to launch two different retail businesses at the same time? Or do you want to just say, F*ck it, and sublet it to someone else (if the landlord allows). I would think the latter is the better option while you try to get your shop off the ground...but you might disagree.

There is a business chain in my city that is always a smoke shop and next door it is a tattoo parlor. They seem to be doing pretty well, too.
