Scenario #2 okay rents go up and your loan stays the same. Great what about the tenants expenses going up which may cause them to not be able to rent your place? What about advertising costs to get or keep it rented?
Apartment demand will come into play here. Rising, shrinking or stagnant demand will have very different effects. In the situation where renters can no longer afford their own unit, they may move back in with mom/dad or take on roommates. Being in a market that has a growing job market would be critical here.
