I've had several bricks and mortar stores over the years. The key thing is location, location, location.
The other key thing of note of course is the better the location the more it costs.
The easiest way to gauge footfall is to stand in the street and count consumer movements either past your intended store or in to other retailers in the same location (ideally in a similar market segment).
What sort of square footage do you require? When you say 25k investment how much of this is rent and rates and how much is fixtures and fittings? How are you going to make it self service? How much shop space you do require? Can you afford to be tied into a lease?
If it can be run without staff why can't you rent a concession or place your product with more retailers? Yes you will have to pay them a cut but isn't that better than the setup costs of a dedicated store? What country are you in? What about returns? If you have no staff how does someone return a product?
