First off, thank you all for creating such a great community. Although I stumbled across this website a couple days ago, I have spent hours reading posts. I've been extremely impressed by the content discussed and the level of expertise you fastlaner's bring to the table. 
After several years of thinking about RE investing, I finally "completed" my first flip. I use the term completed loosely because the property is not yet sold. My intent with this first property was to gauge my level of interest to see if I wanted to continue. Although I made a ton of mistakes or as I like to call them - learning experiences, I am eager to get in the fastlane with RE investing. That being said, I have been researching some markets that I would like to focus on but I'm having a hard time deciphering which has the greatest potential. I was hoping fastlaner’s could answer all or any of the following to help me and other newbies:
1. What is your strategy (buy & hold or buy and sell)
2. What property type do you focus (SFH, multi's, condos, commercial, etc.)
3. What is your market segment and how did you identify that this would be a winning target market (low-moderate income areas, vicinity to businesses, speculation of up and coming towns, etc.)
4. What and where did you gather your preliminary data that assisted in identifying these areas? Did you start by talking to other RE investors and RE agents or did you research areas first? Since I am one of those who favors researching first, what resources did you use? (Census bureau, local newspapers, etc.)
5. Finally, How do you maintain your knowledge of the area to keep you ahead of changing market conditions?
