I love section 8 tenants and offer a bonus fee every year they re-sign with me. Why? because I don't have to chase rents and vacancy is cut way down. I also get way above average rents. I have a section 8 tenant in a house I paid 29k a month ago in a good working class part of town ( no war zones) It would rent out for $750 a month on the open market and still give me a nice return. Section 8 is paying me $1100 a month for the same house. I have had section 8 tenants over 12 years now and have never had a single problem with one of them. Non-section 8 tenants I have had a world of nightmares.
