I need a little advice with my first property that I purchased in January. As everyone most likely knows I purchased a foreclosure back in January to be my first property that I will be living in the basement of and renting the main floor. I had knocked down the house to foundation and rebuilt it top to bottom. It is taking a bit longer that I had expected and is taking more money than I expected but that is not the advice that im looking for. The house is ready to be sheetrocked and finished up but I am having problems with the inspectors they keep failing the house over little things. THe first failure was because he wanted me to pull a mechanics permit for extending the duct work over 2 feet which is understandable and also wanted me to pull a plumbers permit because I changed a few valves which I think was unneccesary. The second failure is because again he wants me to pull and gather more paperwork on the house the CLC from the HVAC person which I am having alot of trouble getting because he is not returning my calls. And something with the county that ive already gotten. The third failure is now the inspector is saying I need to pull out and redo all the duct work which both could have been said the first inspection. However im being told that it does not need to be changed. I also dont have the extra money to change it.
As of now I still cant get the CLC from the HVAC person because he is not returning my calls. THe inspector came out for the 4th time and again failed it because of saying I need to change the duct work and the CLC paperwork but now he is also saying I need to redo the plumbing totally again im being told it does not need to be changed by my contractor (uncle) that has been building houses for almost 20 years. I dont know what to do ive spoken to the inspector he has ignored my phone calls and when I tryed to speak to him in person he ignored me.
My contractor (uncle) says we have one of two things we can do try and get another HVAC person in there to do the CLC paperwork which will cost another 1000 to 1500 dollars. He is saying that does not stop the inspector from saying I need to change the plumbing and duct work again and failing the house. THe second option I have is to just go along with finishing the house without getting anymore inspections. I have been told if I go that route I could be fined and forced to make all changes to the house that the inspector is saying is needed.
I just feel that the inspector is just trying to justify his paycheck at my expense. I dont know what to do now everything ive tryed has not worked with the inspectors. If anyone has any ideas I would appreciate the help. Or maybe if you know of another avenue I have not tryed.
