Financing a new Venture

Hoping some of you financial wizards out there can help out with a question on financing as i'm really poor at understanding the options open to me.

So over the last year I've experimented with a lot of Internet marketing techniques , lost a lot of money, made some money and lost it again but i learned a lot at the same time

I've now focused on a single strategy that from my limited experience i can make work - making and selling internet real estate

The problem i have is scale - each transaction takes about 3-4 months to complete and should make a minimum of $1000 , by myself i can probably create 8-10 sites every couple of months - i have the system i use templated and i can certainly outsource the work - and with the funds build 200+ sites a month.

So my main question is whats the best way to raise funds my initial thoughts are the obvious ones ie

Remortgage
Business Banking
Investment Funding

Are there any other options i should consider and also a related question as to how best to limit liability
