Building a List from Scratch - Please Help

I want to start coaching others how to use their IRA/401k funds to invest in real estate and other non-traditional investments.

I just want to get some ideas on the best way to start building my list of prospects.

I've followed the internet marketing world for about 5 yrs. but I'm not sure what is the best/fastest way.

Here are some of my ideas:

1) Start a Wordpress Blog - (in process, but may need to look for new designer because it isn't finished yet and has been almost 3 weeks.

2) Start a "Free" Social Networking site

3) Free Ebook, Report, videos, magazine - PPC ads, Facebook ads.

4) Joint Venture with others who have a list. Then I would need to develop a product first.

I certainly would appreciate any feedback.
