I stopped contributing to the open section on that topic in FLF when I realised it is googled index as 2nd with keywords search.

If you want to find unfair deals they must be first not listed for selling in the first place for the reason that they are often not sellable (geographical and regulatory barrier to entry). Hence having zero exit liquidity.

Look for non-internet businesses ran by aging owners with deteriorating health. Unsexy small businesses that their children have little interest in taking over.

I actually do not hope this becoming the next trendy thing in the hustling space like drop-shipping, copywriting or marketing agency.

I am 100% sure it will not, buying a business is very hard imo and when you dont do your due dilligence, you are f*cked. Also it takes 3-6months (depending on the size) to buy a business. Dropshipping, copywriting and an agency, you can start today and with $0 but buying a business is no joke imo. (let me know if you think different)

You don’t have to buy a business with capital upfront.

Its risky in the traditional way because you have to value the business properly which takes time. It also puts a cap on how much you businesses you can take over. It also remove his or her incentive the continue assist you to farm the existing business assets properly.

Go for profit sharing agreement (with time period) in which the business eventually becomes fully yours.

You are not here to be the knight in shining armor to provide the exit liquidity. You are here to extend the passive income for him or her because there is no exit liquidity they cannot continue the business longer due to looming health concern and lack of successor.

You are hunting for bargain which you cannot get in a competitive market place.

There is only a certain type of partners profile where you can significantly provide him or her a better alternative and also creates an opportunity with only financial upside (almost no downside) potential.

Outsource your lead generation to upwork va's.

They'll provide you with solutions that are second to none (some of them)..

Many of those $2/ hour VA's have access to super expensive software because they are the ones doing work for big data companies like LexisNexis.

AS long as you know your standards and what you're looking for, you can filter out the BS.

They've worked wonders for me.

Divorce records are usually public record in most states. Some states limit what you can see. You won't be able to see custody agreements but usually you can see the parties involved though. You could always compare good listings you find and then search that county clerk's website to find a divorce listing.
