I'm new to this forum and am just beginning to learn all kinds of nifty stuff from you guys! My husband and I have been wrestling with a 4-plex problem the past couple weeks and so I thought it would be a great thing to get your feedback on.
Here's the deal.
We bought our first investment property (this 4-plex) in April. We thought we were going to owner-occupy it, so we got it for just 3% down with a really good interest rate. However, kind of suddenly, we had an opportunity arise out of town for my husband's schooling--and we moved.
It's cash-flowing right now, but just barely--a couple hundred a month--because we were not counting on the added cost (and hassle) of an out-of-town property manager. We had it looked at by a Realtor who thinks we can turn a small profit on it if we sold it, since we made some upgrades to it after we purchased it. With the economy the way it is, we've become kind of nervous about some of our credit card debt, and thought if we sold the property we'd be able to eliminate much, if not all, of it.
We don't want to do anything dumb, but at the same time, it's getting to be a bit of a hassle and, like I said, we'd love to free ourselves from some of our stupid consumer debt that we NEVER should have acquired in the first place.
Any principles or words of advice? Sell it or keep it?
