I use Headway themes. That is basically a drag and drop theme builder. Lots of great features to make your website unique.

Another theme I would recommended would be Divi Theme or look at the themes on Theme forest.

Meah, DIVI from elegant themes. It is responsive word press. Though paid, I can get it for you as I have subscribed for unlimited downloads.

If you're efficient with CSS and have experience with child themes, Genesis is pretty good. It's basic and easy to edit. I'm sure there are some decent free themes out there which you can develop child themes through.

Yes, and you also must have noticed that it is not just a sign-up box, it is a bribe box. They will give you something (in most of those cases an ebook) in exchange for your email address.

Lead pages did some studies on this and discovered that the best converting media was not an ebook but a Top 5 List relevant to your core market. So something you can create and format in less than an hour that will have much more pulling power than a 100+ page ebook that might have taken you a month to write.

The study puts this down to the fact that most of us have limited time available so do not want to commit to reading an ebook but are more than happy to discover the Top 5 whatever (The Top 5 Spices You Can't Live Without, The Top 5 Exercises For Huge Biceps, The Top 5 Money Saving Tips You Are Missing Out On, etc.)
